Le Clos Saint-Georges is one of the first districts of the new town, built at the end of the 1980s at the same time as Le Golf. It occupies the north-east of the town, around the avenue du Général-de-Gaulle, the boulevard des Genêts and the avenue André-Malraux. Its name appears in the town's neighbourhood council and the avenue that carries it was checked point-in-polygon.
The area takes in two developments that the national statistics office files under the same label. Le Tillet first, named after the locality, built in the same wave. Then the eastern part, the farmland of La Manjoire and of the ferme de la Jonchère on which the northern half of the Sycomore eco-district has been unfolding since 2008: La Manjoire carries two hundred and twelve transaction records, the ferme de la Jonchère one hundred and nineteen. The contrast is sharp between the 1990s town houses and the schemes handed over in the last ten years.
The district sits at 4 176 €/m², 4 % below the town-wide average, on twenty-five apartment sales a year. Its range runs from 3 930 to 4 592 €/m². It falls back 5,9 % over twelve months and 2 % over five years, the weakest trajectory in Bussy.
Le Clos Saint-Georges is the most affordable area of Bussy-Saint-Georges, but the gap with the town centre is only 14 %: in Bussy, the word affordable is relative. The district attracts families looking for a town house or a large apartment on the edge of the town, with the space the centre does not offer. The breakdown by property type is balanced, from 4 744 €/m² for two-room flats to 3 834 for four-room flats and larger. Two points to watch: the volume, twenty-five apartment sales a year, which makes the 5,9 % fall recorded over twelve months hard to read on its own, and the mixed housing stock, between 1990s town houses and Sycomore schemes handed over in the last ten years.
The average price in Le Clos Saint-Georges is 4 176 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 930 to 4 592 €/m² depending on the building, the floor and the condition.
The district occupies the north-east of the town, around the avenue du Clos-Saint-Georges, the avenue du Général-de-Gaulle, the boulevard des Genêts and the avenue André-Malraux. It takes in the Le Tillet area and the land of La Manjoire and of the ferme de la Jonchère, to the east.
In part. The Sycomore development zone, created in 2008 and delivered by the public developer ÉpaMarne over one hundred and seventeen hectares, stretches between the golf course land, the ferme de la Jonchère and the eastern edges of the town. Its northern half falls within Le Clos Saint-Georges, its southern half within Les Cent Arpents. That is why it has no separate page on this site: giving it one would mean publishing a price for half a district.
It calls for caution in the short run. The district has only twenty-five apartment sales a year: the 5,9 % fall recorded over twelve months rests on a narrow sample. Go instead by the 2 % decline over five years, calculated on a wider series.
Because it is the furthest from the station and the most mixed. Its housing stock runs from 1990s town houses to Sycomore schemes handed over in the last ten years. The gap with the town centre is still only 14 %, however, one of the smallest to be found in a town of this size.
