Market trends and analysis for Carquefou

The Carquefou market has risen over time. The average apartment price went from 3 230 €/m² in 2021 to 3 388 in 2026, around 5 % over the period, with a high point at 3 509 €/m² in 2023. The movement has turned since: the price is falling by 5,8 % over the last twelve months. With 70 apartment sales a year, the town-wide trend is easy to read, but nearly half of it rests on a single district, La Fleuriaye, which accounts for 32 sales a year.

Three districts out of four are up over five years. La Fleuriaye and the Centre-ville lead, with 10 % each, ahead of Bois Saint-Lys, 4 %; Le Housseau is the only one falling back, by 3 %. Over twelve months, the Centre-ville falls by 10,8 % and Bois Saint-Lys by 7,2 %, on ten and twelve sales a year: these movements need confirmation before any conclusion is drawn. La Fleuriaye, which carries the volume, gives up only 3,1 %, and Le Housseau is stable. For a seller, that means the price is defended on the quality of the property and on the year of construction more than on the address. For a buyer, that the room for negotiation depends mainly on the condition of the home, of the co-ownership building and on energy performance.

The history of Carquefou

Carquefou lies in the first ring of suburbs north-east of Nantes, on the right bank of the Erdre, about 10 kilometres from the centre of Nantes as the crow flies. The name appears around 1123 in the Latinised form Carcafagus. The Nantes country came under Breton authority in 851 and, around 1100, the Duke of Brittany granted woodland to monks so that it could be cleared: most of the territory was forest at the time. During the Breton War of Succession, in 1341, a small town ringed by a ditch and an earth rampart was destroyed by French troops. The union of Brittany with France, in 1532, brought the municipality into the kingdom.

From the sixteenth century, the Erdre valley drew the manor houses and châteaux of the Nantes gentry. The château de la Seilleraye was built from 1671 for Guillaume d'Harouys, treasurer of the Estates of Brittany from 1657 to 1687; Madame de Sévigné stayed there on 24 September 1675 and described the difficulties of the building works in a letter to her daughter. The château, its outbuildings, its gateway and its enclosing wall were listed as historic monuments on 30 December 1994, and the main building has since been converted into twenty-five private apartments. A little further on, the Maubreuil estate has belonged since the fourteenth century to the lords of Couppegorge; the present château was built in the nineteenth century by Félix Cossin de Chources, the earlier one having been destroyed during the Revolution.

The old centre took its present shape in the second half of the nineteenth century. The church of the old centre was designed by the architect Émile Perrin in 1866, its foundation stone was blessed on 8 December 1869 and it was inaugurated on 19 April 1874 by Monsignor Félix Fournier, bishop of Nantes, still without a bell tower. Campaigns led by the architect Roger Legrand between 1874 and 1896 added the bell tower, the porch, two sacristies, a 9 metre extension of the nave, the stained glass and three altars. The bell tower, completed in 1896, rises to 66 metres; the building keeps 94 stained glass windows from 1872 by twelve Nantes craftsmen, and the Assumption rose window was installed in March 1897.

The municipality stayed rural until the middle of the twentieth century. The opening in 1965 of the Nantes-Est industrial estate drew companies in without Carquefou seeing the post-war housing estates built elsewhere: urban growth took the form of successive housing developments, la Madeleine, le Housseau, le Bois Saint-Lys, le Charbonneau and le Souchais, then of the ZAC de la Fleuriaye, a planned development zone whose cultural and conference centre opened in 1994. The population reached 20 921 inhabitants in 2023 and has been growing by 0,9 % a year since 2017. The housing stock bears the mark of that growth: 33,6 % of main residences were completed between 1971 and 1990 and 29,1 % between 1991 and 2005, for 56,2 % houses and 42,6 % apartments.

Who buys in Carquefou

Carquefou sells at 3 388 €/m² for an apartment. The municipality has 58,7 % owner-occupiers, a median standard of living of 30 820 € and a poverty rate of 7,4 %, and its vacancy rate, 5,1 %, stays low: the market is tight and properties resell. The typical buyer is a family or a manager working in the Nantes conurbation, a first-time buyer looking for a recent apartment building close to Nantes, or a worker from the business parks of the north-east. Three points to know before buying. The first is the narrow spread of prices: the four districts sit between 3 009 and 3 662 €/m², a 22 % gap, and the condition of the property often counts as much as the address. The second is the relationship between houses and apartments: houses sell at 3 254 €/m², 4 % less than apartments, in a town where more than one home in two is a house, and the apartment, being newer, is the scarce product. The third is how to read the trends: the municipality gains 5 % over five years but falls back by 5,8 % over twelve months, and the annual changes in three districts out of four rest on ten to fifteen sales, a volume too small to draw any conclusion from.

Frequently asked questions

The average price in Carquefou is 3 388 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 122 to 3 862 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

Bois Saint-Lys, east of the old centre, at 3 662 €/m², 8 % above the town-wide average. La Fleuriaye follows at 3 581 €/m², then the Centre-ville at 3 251 €/m² and Le Housseau at 3 009 €/m². The gap between the two extremes stays at 22 %, which is narrow for a municipality of 20 921 inhabitants.

At 3 009 €/m², it is 11 % below the town-wide average. The area, in the south-west, mixes housing estates of detached homes with recent apartment blocks along the avenue de Nantes, and its price range, from 2 270 to 3 571 €/m², is the widest in the municipality. The average price therefore covers very different properties, and a valuation by address is useful.

No, the municipality has no passenger station. The former station, in the south-west, is the starting point of the dedicated right of way for the MASIPRO autonomous shuttle project, whose works are announced for 2026 and the trial for 2027. The nearest stations are Thouaré-sur-Loire, about 5 kilometres away as the crow flies, and Nantes, about 10 kilometres. Tram line 1 is taken at Haluchère-Batignolles.

Over five years, yes: the average apartment price went from 3 230 €/m² in 2021 to 3 388 in 2026, around 5 %. The market reached a high point at 3 509 €/m² in 2023, then fell back by 5,8 % over the last twelve months. La Fleuriaye and the Centre-ville each gain 10 % over five years, Bois Saint-Lys 4 %, while Le Housseau falls back by 3 %.

Houses sell at 3 254 €/m², 4 % less than apartments at 3 388 €/m². The relationship is the reverse of that in many municipalities, because 56,2 % of homes in Carquefou are houses: the supply of detached homes is plentiful, while apartments, concentrated in recent developments, remain scarcer. Condition, plot size and energy performance then make the difference between two properties.
