Bois Saint-Lys occupies the east of Carquefou, between the old centre and the countryside of Florigny. It is organised around the place du Bois Saint-Lys, La Pièce du Grand Chemin, the rue du Marquis-de-Dion, the rue du Marquis-de-Maubreuil, the rue Harrouys, the rue de la Marquise-de-Sévigné and the rue André-Maurois, as far as the avenue de Florigny, which marks its eastern edge. The place de la Poste, often placed in the Centre-ville, is in fact in this area.
The district is one of the older housing developments that the town recognises as founding areas of the municipality, built from the 1960s to the 1990s. Its street names recall the history of the Erdre estates: Harrouys and the marquise de Sévigné refer to the château de la Seilleraye, built from 1671, while the marquis de Dion and the marquis de Maubreuil refer to the château de Maubreuil, owned at one time by the car maker Jules-Albert de Dion. The école Louis-Armand, 5 rue Louis-Armand, and the private collège Sainte-Anne, 7 bis rue Jean-XXIII, are in the district, and bus line 95 has its terminus here.

Bois Saint-Lys is the most expensive district in Carquefou, at 3 662 €/m², and its lead over the town-wide average stays modest, 8 %. The ranking is consistent with the house market, where the area also comes first of the four districts. The typical buyer is an established family, a worker from the Nantes conurbation or a buyer looking for a detached house or a small apartment block away from the main roads, with the schools and the collège close by. Two points to examine. The range, from 3 430 to 3 945 €/m², is the narrowest of the four districts: the average price describes an ordinary apartment of the area well, and large homes sell here at the best price, 3 919 €/m² for a four-room home or larger, against 3 556 €/m² for a studio or a T1. The fall of 7,2 % over twelve months, for its part, rests on twelve sales a year and follows an old high point, at 4 017 €/m² in 2022: the rise of 4 % over five years gives a more reliable reading of it.
