Le Housseau occupies the south-west of Carquefou, towards Nantes and Sainte-Luce-sur-Loire. It is organised around the avenue du Housseau, the boulevard de l'Épinay, the boulevard du Chêne Vert, the avenue du Bignon, the avenues Clio and Calliope, the avenue du Bois and the avenue des Bécasses, as far as the allée de la Bréchetière, the rue de la Pépinière and the chemin de la Fauvelière. The avenue de Nantes crosses it. The lycée général et technologique Honoré-d'Estienne-d'Orves, 2 esplanade du Lycée, is in the district.
It is one of the older housing developments that the town recognises as founding areas of the municipality. The area is also home to the former station of Carquefou: the old line towards Nantes, about 4 kilometres long, no longer carries passengers and serves as the dedicated right of way for the MASIPRO project. Trials of autonomous vehicles have been run there since 2019 and 2020 on a 2 kilometre section between the former station and the Mainguais area; the works are announced for the first half of 2026 and a year of trial operation in real conditions is due to follow from 2027, with four autonomous minibuses, on Bpifrance funding of 10 million euros. The shuttle is therefore not in service to date.

The typical buyer is a first-time buyer, a family aiming for the proximity of Nantes and of the lycée Honoré-d'Estienne-d'Orves, or a worker employed in the neighbouring business parks. Two points to examine. The range, from 2 270 to 3 571 €/m², is by far the widest in the municipality: the area mixes older housing estates of detached homes with recent apartment blocks, and two neighbouring properties can sell at very different prices, which makes a valuation by address essential. The types of home show it too, with a studio or a T1 at 2 527 €/m² against 3 228 €/m² for a T2. The second point is the autonomous shuttle project on the former railway line, which remains a prospect and not an existing service: it is not priced in yet.
The average price in Le Housseau is 3 009 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 270 to 3 571 €/m² depending on the building, the floor and the condition.

Because the range, from 2 270 to 3 571 €/m², is the widest of the four districts of Carquefou. The area mixes older housing estates of detached homes with more recent apartment blocks, and the difference in value between two neighbouring properties can be large.
