The Centre-ville is the historic core of Carquefou. It brings together the town hall, rue de l'Hôtel-de-Ville, the place Aristide-Briand, the place Saint-Pierre and the church of the old centre, the rue Georges-Clemenceau, the rue Charles-de-Gaulle and the rue Pierre-Mendès-France, where the école Anne-Frank stands. Towards the north-east it continues into le Charbonneau, one of the older housing developments of the municipality, with its boulevard, its park where the municipal events are held, and the rues des Merisiers, des Néfliers and Jules-Verne.
The church, designed in 1866 by the architect Émile Perrin and inaugurated in 1874, received its 66 metre bell tower in 1896: it remains the visual landmark of the old centre. The area is now the subject of a redevelopment project on the îlot Libeau, 3 941 m² between the rue du 9-Août-1944 and the impasse du Chemin-des-Dames. The scheme chosen after five participatory workshops held from May to July 2022 provides for 29 homes, 9 of them social housing, the renovation of the maison Libeau into a restaurant, 536 m² of retail units and a two-level underground car park; the planning application was filed at the end of 2025 and the works are announced for 2026.
The Centre-ville sits at 3 251 €/m², 4 % below the town-wide average, with ten apartment sales a year. It gains 10 % over five years and falls back by 10,8 % over twelve months.
The Centre-ville is the district where you live on foot, between the town hall, the shops of the place Aristide-Briand and the Thursday morning market, and it sells at 3 251 €/m², 4 % below the town-wide average. Its housing stock is mixed, and that is the most important point when valuing a property here: the range, from 2 821 to 3 676 €/m², is wide, because the area combines old village buildings, blocks from the decades of growth and housing estates of detached homes towards the north-east. The gap between types of home confirms it: a T2 sells here at an average of 3 523 €/m², a studio or a T1 2 475 €/m². The typical buyer is a first-time buyer, a working person who wants services within walking distance, or a retired person. Two points to examine. The redevelopment of the îlot Libeau, with its 29 homes and its retail units, will change the supply of the old centre from 2026. And the fall of 10,8 % over twelve months rests on only ten sales a year, while the district gains 10 % over five years: that movement needs confirmation before any conclusion is drawn.
The average price in Centre-ville is 3 251 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 821 to 3 676 €/m² depending on the building, the floor and the condition.
It is the redevelopment of a 3 941 m² block of the old centre, between the rue du 9-Août-1944 and the impasse du Chemin-des-Dames. The scheme chosen after five participatory workshops held from May to July 2022 provides for 29 homes, 9 of them social housing, the maison Libeau renovated into a restaurant, 536 m² of retail units and a two-level underground car park. The planning application was filed at the end of 2025, and the works are announced for 2026.
Because the housing stock is mixed. The range runs from 2 821 to 3 676 €/m², the area combining old village buildings, more recent blocks and housing estates of detached homes towards le Charbonneau. The average price of 3 251 €/m² therefore covers very different properties: a valuation by address and by type of home is essential.
Over twelve months, by 10,8 %, but on ten apartment sales a year: the volume is too small to speak of a trend. Over five years, the district is up by 10 %, from 2 950 €/m² in 2021 to 3 251 in 2026, after a high point at 3 447 €/m² in 2024.
