The history of the district

La Petite Venise occupies the south-east of Chartres, on the banks of the Eure. The name comes from the arms of the river, the washhouses, the mills and the footbridges that make the lower town the most photographed setting in Chartres after the cathedral. The area continues the Faubourg Saint-Brice, which long lived off textiles and tanning.

The district extends beyond, towards the rue de Varize, the rue Jules-Martin, the rue Chanzy and the boulevard de la Courtille, in a fabric that mixes older houses, nineteenth-century buildings and newer co-ownerships. The climb up to the cathedral runs through the narrow streets of the upper town.

On the market, La Petite Venise shows the highest average price in Chartres, at around 2 695 €/m² for an apartment, on roughly 51 sales a year. The median, at 2 723 €/m², is above the average: the upper half of the district's market trades clearly above the Chartres level. The district eases by 5,6 % over twelve months after a high point in 2022.

Who buys in La Petite Venise

La Petite Venise attracts buyers who care about the setting, Chartres residents as well as Paris-region households looking for a pied-à-terre or a main home an hour from Paris. Demand focuses on older houses and apartments with character, with a clear premium for properties overlooking the Eure and for those with outdoor space.
