Saint-Vincent occupies the west of Dax, on the left bank of the Adour. The district is organised around the place Saint-Vincent, the rue des Lazaristes, the avenue de la République and the rue Jean-le-Bon, and extends to the promenade des Baignots, lined with hotels and spa residences on the banks of the Adour, and to the allée du Bois-de-Boulogne. The lycée de Borda, on the avenue Paul-Doumer, is located here: the school, founded in 1873, has occupied this site since 1902. To the south-west, the sector takes in Saubagnacq, along the route de Saubagnacq and the route de Tercis.
The district is the former parish of Saint-Vincent-de-Xaintes, named after the first bishop of the city. Bishop Gratien built a basilica there in 506; the present church, neoclassical, dates from 1893 and preserves a second-century mosaic at the entrance to the choir. Saint-Vincent and Saubagnacq were attached to Dax at the end of the eighteenth century, the merger being completed in 1822. The district has no connection with Saint-Vincent-de-Paul, a neighbouring municipality, nor with the avenue of the same name, in Le Sablar.

Saint-Vincent is the most expensive district in Dax, at 2 649 €/m², but its lead remains modest: 5 % above the town-wide average, and barely more than Haut Saint-Pierre. The district combines the banks of the Adour, the bois de Boulogne, the lycée de Borda and the proximity of the town centre, with apartment buildings and, towards Saubagnacq, detached houses. The buyer profile is that of families, working people, retirees drawn to the banks of the Adour and investors aiming to let near the spa establishments. A particular feature of the district: large homes sell at a higher price per square metre than small ones, an average of 2 807 €/m² for four rooms or more, against 2 639 €/m² for a studio or T1. Two points to examine. The range, from 2 262 to 3 026 €/m², is wide: between a residential building on the banks of the Adour and an older block, the difference in value is real. And the market is steady, up 12 % over five years and 1,7 % over twelve months.
