Les Bâtes occupy the west of Dreux, on either side of rue des Bâtes, checked here inside the district boundary, boulevard de l'Europe and rue du Vieux-Pavé. The area was built up in the 1960s, when the town put up its large housing estates to keep pace with the industrial growth of the area.
The INSEE statistical grid, the French national statistics office, cuts the district into two halves, Bâtes Ouest and Bâtes Est. Immover brings them together under a single name, that of the official priority neighbourhood, Les Bâtes Tabellionne, which in fact straddles Dreux and Vernouillet. The area also takes in Les Fenots, an adjoining district of detached houses to the west, which records only two apartment sales over two years.

Les Bâtes is a district in transformation. Urban renewal is gradually replacing part of the stock of flats, which explains both the strong five-year rise and the unevenness of prices from one year to the next. The area attracts first-time buyers and families looking for floor space, with T3 flats at 1 225 €/m², among the most affordable in the town. The contrast with small units, at 2 185 €/m² for studios, is the sharpest in Dreux and points to a market that is still far from uniform.
