Les Rochelles occupy the south-east of Dreux, around rue des Rochelles and boulevard Delescluze, both checked here inside the district boundary, and avenue Jean-Moulin. The district was built in the 1960s and 1970s with the large housing estates in the south of the town.
The area covered by Immover is the widest in the commune. It brings together six statistical areas: Les Rochelles, Rieuville to the north, and the whole eastern plateau, with Le Haricot, Le Lièvre d'Or, Les Chamards and La Croix Tiénac. This grouping is not a matter of convenience: taken separately, Les Rochelles with Rieuville, and the eastern plateau, each record three and a half apartment sales a year, below the threshold that allows a price to be published. La Croix Tiénac, for its part, records no geocoded transaction of any kind over five years.
On the market, Les Rochelles stand at 1 208 €/m², 24 % below the town average, on seven apartment sales a year. The district falls by 7 % over five years. The rise of 22,4 % shown over twelve months should be read with the greatest caution: on seven sales a year, it reflects the mix of the year's transactions rather than a turn in the market.
Les Rochelles are, along with Les Sablonnières, one of the two large-estate districts of Dreux, and the market there has stayed strictly local. The Rochelles-Barthou priority neighbourhood is covered by an urban renewal programme that is gradually replacing part of the slab blocks with individual houses and green spaces. It is the area with the lowest entry ticket in the town after Les Sablonnières, with T3 flats at 1 143 €/m² and T4 and larger at 1 176 €/m². Buyers here are first-time buyers from the local area and, in part, investors targeting rental yield.
The average price in Les Rochelles is 1 208 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 1 066 to 1 317 €/m² depending on the building, the floor and the condition.
It occupies the south-east of the commune, around rue des Rochelles, boulevard Delescluze and avenue Jean-Moulin. The area covered by Immover extends to Rieuville to the north and to the whole eastern plateau, with Le Haricot, Le Lièvre d'Or, Les Chamards and La Croix Tiénac.
Because none of them gathers enough sales to give a reliable price on its own. Four of those six areas record no apartment sale over two years, and La Croix Tiénac no transaction of any kind over five years. Taken separately, Les Rochelles with Rieuville, and the eastern plateau, each top out at three and a half sales a year. Together they reach seven a year, which allows a price that holds up to be published.
With great caution over the short term. The district records only seven apartment sales a year: the rise of 22,4 % shown over twelve months reflects the mix of the few sales of the year, not a market trend. Take instead the fall of 7 % over five years and the average of the last two years.
