The history of the district

The town centre corresponds to the old village of Gradignan, around the place Bernard Roumégoux, the town hall, the Saint-Pierre church and the cours du Général de Gaulle, the road that crosses the municipality from north to south. It is the area the town hall calls the village district, where the shops, the market and the municipal services are gathered.

The district continues to the south into the greenest fringe of the municipality, along the Eau Bourde: the Cayac priory, a twelfth-century pilgrims' halt listed as a historic monument on the road to Santiago de Compostela, the Mandavit park and its 47 hectares, the largest of the municipal parks, as well as the Graves secondary school. This southern area has very few blocks of flats, which explains the small number of apartment sales in the district.

On the market, the town centre sits at around 3 416 €/m² for an apartment, in line with the municipal average, on a volume of only about 12 sales a year. That small volume, in an area dominated by houses, makes the average sensitive to recent transactions: it has fallen by nearly 10 % over twelve months after rising by around 9 % over five years.

Who buys in Centre-ville

The town centre attracts buyers looking for immediate proximity to shops, the market, schools and parks, along with families seeking a house in the village or on its wooded southern fringe. Demand focuses above all on houses, the dominant form in the area; apartments there are few and change hands in line with the municipal average.
