The history of the district

La Capte stretches along the sand bar that links Hyères to the Giens peninsula, between the sea and the Pesquiers lagoon. A former seaside holiday resort, the district grew around its beach, its small port and its campsites, in a natural setting shaped by the double tombolo of Giens, one of the few in the world. The salt road and the cycle path run alongside the salt marshes and the beaches for the whole length of the bar.

The district lives to the rhythm of the coast and the seasons. The sandy beach, the port of La Capte and, on the western side, the Almanarre beach, an internationally recognised windsurfing and kitesurfing spot, make it a seaside area that is very busy in summer. The Pesquiers salt marshes, a protected natural area, close off the landscape between the two bars of the peninsula.

Sought after for its seaside setting and its position between beaches and nature, La Capte concentrates demand from second-home buyers and investors. Residences and properties close to the sea support prices among the highest in the commune there, driven by the view and the scarcity of land on the bar.

Who buys in La Capte

La Capte attracts second-home buyers, retirees, families and investors drawn by the seasonal rental potential. Demand focuses on apartments and residences close to the beach, the port and the coastal bar. The scarcity of land between sea and salt marshes, the natural setting and the proximity of the Giens peninsula make it one of the most highly rated areas of Hyères.

The Almanarre beach borders the western bar of the Giens peninsula, attached to the La Capte area. It is an internationally recognised windsurfing and kitesurfing spot, one of the seaside assets of the district.

Mostly apartments and residences close to the beach and the port, as well as properties sought after for seasonal letting. Supply on the coastal bar is scarce, which supports prices.

The seaside setting, the beaches and the proximity of Giens support strong seasonal rental demand. The scarcity of supply keeps property values firm, to be weighed against the high purchase price of the area.
