Market trends and analysis for Hyères

The Hyères market combines an affordable centre and a premium coastline, which explains the marked gaps between districts. With an average price of around 4 361 €/m² for an apartment, Hyères sits in the upper part of the Var coast range, between the Toulon area and the most prized communes of the Cote d'Azur. Over five years, apartment prices have risen by around 12 %, and the town records about 814 apartment sales a year, alongside a higher house market at around 5 815 €/m².

Geography draws the map of prices. The coast, from L'Ayguade to La Capte and the Giens peninsula, concentrates the most prized areas, driven by sea views and beaches, joined by the residential hills of Costebelle. The residential districts of Riondet, Paradis, Godillot and La Bayorre form an intermediate core of the market. The Centre-ville, around the medieval old town and the station, and the eastern districts such as Olbia and La Gare remain the most affordable areas. The Îles d'Or archipelago, with its rare and atypical market, stands apart.

Hyères compared with the major cities

average €/m²

With an average price of around 4 361 €/m², Hyères is one of the Var coast towns covered by Immover. The largest commune in the Var and the oldest resort on the Cote d'Azur, it offers a contrasting market, more affordable than the region's large cities in its centre and eastern districts, but in line with premium coastal prices on its seafront and its peninsula, which makes it a sought-after town for buying a main home as much as for investing by the sea.

The history of Hyères

Hyères, known as Hyères les Palmiers, is the largest commune in the Var by area and the oldest climatic resort on the Cote d'Azur. Its history goes back to Antiquity, with the Greek trading post of Olbia and then the medieval town clinging to the Castéou hill, overlooked by the ruins of its castle. In the nineteenth and early twentieth centuries, the mildness of its climate made it a winter resort favoured by the European aristocracy, who had villas and grand hotels built there and planted the palm trees that give the town its nickname.

The commune stretches over some thirty kilometres, from the Maures hills in the north to the Îles d'Or in the south. The medieval old town, with its pedestrian streets, its fortified gates and the Saint-Paul collegiate church, overlooks the shopping centre of the Avenue Gambetta. To the south open the Port Saint-Pierre, the vast coastline of beaches and the double Giens peninsula, linked to the mainland by a rare double tombolo that encloses the Pesquiers salt marshes. Offshore, the islands of Porquerolles, Port-Cros and Le Levant form the Îles d'Or archipelago.

This spread-out geography shapes a highly contrasting property market. The Centre-ville, around the old town and the station, and the eastern areas such as Olbia remain the most affordable. The coast, from L'Ayguade to La Capte and the Giens peninsula, along with the residential hills of Costebelle, concentrate the highest prices, driven by the proximity of the sea and the views. Demand stays supported by tourism, the climate and the appeal of the Toulon area.

Who buys in Hyères

The Hyères market attracts families, first-time buyers, working people from the Toulon area, retirees and many second-home buyers on the coast. Demand focuses on apartments in the Centre-ville and the eastern districts, which are more affordable, on properties with sea views on the coast and the Giens peninsula, sought after at L'Ayguade, La Capte and Giens, and on houses in the hills of Costebelle and the residential fringes. The oldest resort on the Cote d'Azur keeps a more moderate market than that of the most prized neighbouring communes, with a clear premium for proximity to the sea and for the view.
