The history of La Courneuve

La Courneuve was still a market-gardening village in the nineteenth century, before industry transformed it. In 1898 the American firm Babcock & Wilcox opened a boilermaking plant there on three hectares, served by the northern railway line, which would become the largest industrial boiler works in France, with close to two thousand employees by the end of the 1950s. The engineer Auguste Rateau set up an electromechanical construction plant of his own, which passed to the CGE-Alsthom group in 1970.

The post-war years brought mass housing. The cité des 4000 estate was launched in March 1956 to plans by the architects Clément Tambuté and Henri Delacroix; construction lasted more than ten years and the first residents moved in during 1963. The parc départemental Georges-Valbon was laid out over the same period, 417 hectares spread across five towns, the third largest park in the Paris region after the woods of Vincennes and Boulogne.

The geography of prices follows these two legacies. The east of the town, from Les Quatre-Routes to Paul Vaillant-Couturier by way of Rateau, forms the top of the market: this is where metro line 7 runs and where the urban fabric is most mixed. The south-west, around the RER B station, follows closely. The north, from Six-Routes to Verlaine, where social housing weighs heaviest, brings up the rear with a gap of close to 70 % against the best-valued areas.
