Condat occupies the south of Libourne, between the cours des Girondins and the Dordogne, and it is the fastest rising area in the municipality. Its main axis is the avenue Louis-Didier, which holds the largest number of transactions in the district, extended by the avenue de Condat and the avenue du Parc-des-Sports.

The district carries most of the town's sports facilities, which is what the name of its central avenue recalls. The built fabric is looser than in the bastide: estates from the 1960s to the 1990s, medium-sized residential blocks, more generous plots. That is what explains why the area attracts families looking for space without leaving the municipality.

The boulevard de Garderose crosses the district, and a word is needed about it because the name causes confusion. « Garderose » is the most searched name in Libourne after that of the town itself, more than « Condat ». It is not, however, a district in its own right: the geographical check places the boulevard in this area, and the municipal division in fact brings Montaudon, Garderose, Condat and La Plante together in the same neighbourhood council.
