The history of the district

La Lamberte occupies the east of Libourne, on either side of the route de Saint-Émilion, where the urban fabric ends and the vines begin. It is the most expensive district in the municipality, and the reason comes down to one building.

The Robert-Boulin hospital, at 112 rue de la Marne, has 1 202 beds spread across medicine, surgery, obstetrics and gynaecology, psychiatry, follow-up care and residential care. It is the lead site of the Hôpitaux du Nord-Gironde, a grouping of five establishments with Blaye and Sainte-Foy-la-Grande, and the largest employer in the Libourne area. It carries the name of Robert Boulin, mayor of Libourne from 1959 to 1979 and a government minister. One point is worth clarifying for anyone getting their bearings: the rue de la Marne runs through two areas, and it is on the La Lamberte side that the hospital entrance is found, as the geographical check confirms.

The rest of the district belongs to the edge of town. The chemin du Casse, the rue de la Lamberte which gives the area its name, the rue de la Bordette and the Orée des Vignes estate hold most of the transactions, on building stock newer than the municipal average. This is the part of Libourne with the most developments from the last thirty years, and that reads directly in the price.

The district sits at 2 625 €/m², 15 % above the municipal average. It gains 6 % over five years and 2,9 % over the last twelve months, one of the few rises in the town over both horizons. It records only eight apartment sales a year: that is the lowest volume in Libourne, so its average is sensitive.

Who buys in La Lamberte

La Lamberte is the hospital district, and that shapes its buyers. People buy here to work a few minutes from home, which concerns a considerable number of households in a town where the establishment has 1 202 beds. People also buy for the housing stock, newer than elsewhere in Libourne, with lower charges and less work to plan for, at a time when energy performance requirements weigh heavily on the old stock of the centre. That is what explains 2 625 €/m², the highest price in the municipality, and a rise of 6 % over five years when the town manages 1 %. The range, from 2 374 to 2 968 €/m², stays narrow: the district is homogeneous, which is rare in Libourne. One warning all the same: with eight sales a year, two transactions are enough to move the average from one year to the next. The direction is solid, the exact level calls for caution.

Frequently asked questions

The average price in La Lamberte is 2 625 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 374 to 2 968 €/m² depending on the building, the floor and the condition.

Yes. The Robert-Boulin hospital is at 112 rue de la Marne, and the geographical check places it in this area. The clarification matters: the rue de la Marne runs through two districts, and addresses on that street are found here as well as on the La Gare side. The establishment has 1 202 beds and it is the largest employer in the Libourne area.

At 2 625 €/m², it is 15 % ahead of the municipal average and 31 % ahead of La Plante. Two causes add up. The housing stock is newer than in the rest of the town, with developments from the last thirty years and the Orée des Vignes estate, which lightens the work to plan for. And the immediate closeness of the hospital supports a demand to buy as well as to rent that does not depend on the town centre.

With caution on the exact level, more so on the direction. The district records eight apartment sales a year, the lowest volume in Libourne, and two transactions are enough to move the average. What is consistent, on the other hand, is that both horizons point the same way: 6 % over five years and 2,9 % over twelve months. For an accurate valuation, the address and the year of construction count for more here than the district average.
