The history of the district

The La Gare district is the faubourg that climbs from the bastide towards the north-east, between the avenue Gallieni, the rue Pline-Parmentier and the cours Tourny. It formed around a dated event: the opening of the station and its passenger building in 1852 by the Paris to Orléans railway company.

The station stands today at 72 avenue Gallieni, fifteen metres above sea level, and it is a junction of three lines. It recorded 1 942 950 passengers in 2024, against 1 468 974 in 2019: a rise of 32 % in five years, which says a great deal about commuting to Bordeaux. It takes the TGV inOui services on the Paris-Montparnasse to Bordeaux-Saint-Jean route, which stop there, and the TER Nouvelle-Aquitaine regional trains towards Angoulême, Périgueux, Bergerac and Sarlat. One useful clarification: Libourne is on the classic line and not on the high-speed line, which does not prevent the service but explains the journey times.

The building stock of the district is that of a faubourg of the second half of the nineteenth century and the start of the twentieth, spread along the streets that link the place Abel-Surchamp to the station. Transactions concentrate on the avenue Gallieni, the rue Pline-Parmentier, the rue Chaperon-Grangère and the cours Tourny.

The district sits at 2 401 €/m², 5 % above the municipal average, which makes it the third highest price in Libourne. It gains 5 % over five years and 5,7 % over the last twelve months, one of the only two rises over both horizons, with Condat and La Lamberte. It records twelve apartment sales a year.

Who buys in La Gare

La Gare is the district of transport links, and that argument has grown stronger. Passenger numbers at the station rose by 32 % between 2019 and 2024, which reflects commuting to Bordeaux that has become routine: 25 minutes by TER, without the price of the metropolitan area. The buyer profile is twofold. There are the households who work in Bordeaux and want to walk to the platform, and there are the buy-to-let investors, for whom closeness to the station is the first criterion for letting. The price, 2 401 €/m², is the third highest in Libourne, and the rise, 5 % over five years and 5,7 % over twelve months, points the same way over both horizons. The range, from 2 159 to 2 746 €/m², mainly reflects the gap between renovated faubourg stock and stock that is not: that is the first factor to look at here, even before the exact distance to the platform.

Frequently asked questions

The average price in La Gare is 2 401 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 159 to 2 746 €/m² depending on the building, the floor and the condition.

Around 25 minutes by TER, on a regular timetable, for 31 kilometres. Paris-Montparnasse is 2 h 45 away on the fastest TGV inOui services, which stop at Libourne. The station also serves Angoulême, Périgueux, Bergerac and Sarlat by TER. It recorded 1 942 950 passengers in 2024, up 32 % on 2019.

It is the area where rental demand is easiest to read, because closeness to the platform is the first criterion for tenants who work in Bordeaux. The entry price, 2 401 €/m², stays 47 % below that of Bordeaux. Two points to watch: faubourg stock often needs work, energy work in particular, and the municipal poverty rate of 22,6 % invites a look at the solvency of applicants.

It takes TGV inOui services that stop there on the Paris-Montparnasse to Bordeaux-Saint-Jean route, but it sits on the classic line and not on the high-speed line. That is what explains a journey time of 2 h 45 to Paris on the best trains. For daily use, it is the TER to Bordeaux, around 25 minutes, that really shapes the district's market.
