Bourg-Neuf grew north of the old centre, on either side of avenue du Maréchal-Foch and avenue de Cronstadt, when the town crossed the Douze and spread beyond its walls. Rue André-Cadillon, rue Renée-Darriet and rue Armand-Dulamon form its backbone.
The area covered by Immover is the widest in the commune: it takes in Barbe d'Or to the north, Carboué to the east and Saint-Médard, a former village absorbed into the town in the nineteenth century around the Nahuques park and the church of Saint-Médard-de-Beausse. Those three areas are made up of detached houses: Barbe d'Or and Carboué record no apartment sale over two years, Saint-Médard records two. They are house markets, and publishing an apartment price for them would amount to manufacturing it.
On the market, Bourg-Neuf stands at 2 087 €/m², a little below the town average, on forty-four apartment sales a year. It is the best-supplied market in Mont-de-Marsan. It rises by 13 % over twelve months, the strongest annual increase in the commune, and by 7 % over five years.
Bourg-Neuf is the district of first-time buyers in Mont-de-Marsan. It is the area with the most properties for sale, and the only one to combine a high volume with a price below the town average. The stock mixes buildings from the 1960s to the 1990s, suburban houses and more recent estates towards Barbe d'Or and Saint-Médard. Studios and T2 flats are clearly more expensive per square metre than the large units, at 2 172 and 2 265 €/m² against 1 724 for T4 and larger: this is the sharpest gap in the commune, and it opens a genuine opportunity on the large apartment.
The average price in Bourg-Neuf is 2 087 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 1 815 to 2 304 €/m² depending on the building, the floor and the condition.
It occupies the north and north-east of the commune, on either side of avenue du Maréchal-Foch and avenue de Cronstadt. The area covered by Immover takes in Barbe d'Or to the north, Carboué to the east and Saint-Médard, around the Nahuques park.
Because there is no apartment market to measure there. Barbe d'Or and Carboué record no apartment sale over two years, Saint-Médard records two. They are areas of detached houses, where the property that sells is the house. Publishing an apartment price per m² for those areas would amount to inventing it, which Immover does not do.
It is the most suitable area. It combines the highest sales volume in the commune, forty-four a year, with a price below the average, at 2 087 €/m². Large units are particularly affordable there, with T4 and larger at 1 724 €/m², against 2 265 for T2 flats.
