Saint-Jean-d'Août occupies the north-west of Mont-de-Marsan, on the right bank of the Midouze, around its church. The district takes its name from a formerly separate village, attached to the town with the urban expansion of the nineteenth century. Rue de la Tannerie and quai Silguy recall the trades that once settled along the river.
The area covered by Immover also takes in Le Peyrouat, to the west, which cannot carry a page on its own. That area runs from the priority neighbourhood of the urban policy programme out to the countryside of chemin de Pinchaou, four kilometres away. Since its social housing is rented, it barely appears in sales: the few transactions recorded come from the peri-urban fringe and would say nothing accurate about the priority neighbourhood.
On the market, Saint-Jean-d'Août stands at 2 224 €/m², level with Crouste and 5 % above the town average, on twenty-one apartment sales a year. It is the district that rises most over five years, with 25 %, but it falls by 5,3 % over the last twelve months: on that volume, the annual movement should be read with reserve.
Saint-Jean-d'Août attracts buyers looking for a quieter setting than the centre without moving away from it, with the Midouze and chemin de Thore on one side and the shops of boulevard Ferdinand-de-Candau on the other. The stock mixes suburban houses and small blocks of flats. Studios and T2 flats are the most expensive per square metre there, at 2 321 and 2 335 €/m², carried by rental demand linked to air base 118 and to the hospital.
The average price in Saint-Jean-d'Août is 2 224 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 2 020 to 2 445 €/m² depending on the building, the floor and the condition.
It occupies the north-west of the commune, on the right bank of the Midouze, around the church of Saint-Jean-d'Août, rue de la Tannerie, chemin de Thore and boulevard Ferdinand-de-Candau. The area covered by Immover extends west as far as Le Peyrouat.
Because the sales recorded do not represent the district. The Peyrouat area runs from the priority neighbourhood of the urban policy programme out to the countryside of Pinchaou, four kilometres away. The housing in the priority neighbourhood is social and rented, and therefore absent from transactions: the few sales come from the peri-urban fringe and would give a misleading price. The area is covered with Saint-Jean-d'Août, its neighbour at the same price level.
Over five years, yes: the district gains 25 %, the strongest rise in Mont-de-Marsan. Over twelve months it falls by 5,3 %, but on twenty-one apartment sales a year, that annual movement should be read with reserve. Take the underlying trend instead.
