The Montgeron market is perfectly flat over five years. The average apartment price was 3 722 €/m² in 2021, it stands at 3 719 in 2026, and it is down 1,1 % over the last twelve months. With 95 apartment sales a year and 190 transactions retained for 2024 and 2025, the volume makes those figures solid. Three of the four published districts are falling over twelve months, Chalandray by 6,2 %, La Gare by 2,4 %, Saint-Hubert by 0,9 %. The only notable rise over five years is that of Le Nouzet, at 16 %, but it rests on ten sales a year.

Two features set this market apart. The first is its uniformity, the strongest we have measured recently: 18 % separate the most expensive district from the most affordable, against 31 % in Libourne, 35 % in Orly and 61 % in Laon. Montgeron is a residential town with no large post-war estate and no dense old centre, and its price geography is flat. The second is the role of land. The Sénart forest covers a large share of the municipal area, which limits what can be built and supports the value of the existing stock, in particular on the south-eastern edge where the most expensive district lies. That is the factor to watch in the coming years, more than the economic cycle.

The history of Montgeron

Montgeron is a town of the forest edge. It occupies the rim of the plateau between the Sénart forest, to the south and the east, and the Yerres valley, which separates it from Crosne and from Yerres. That position explains its building stock: little older flatted housing, a great deal of low-rise detached housing, tree-lined avenues and estates from the late nineteenth and the twentieth century rather than a medieval centre.

One event gave it national standing. On 1 July 1903, at 15:16, more than seventy riders set off from the route de Corbeil for the first stage of the first Tour de France. The checkpoint was set up in front of the Réveil-Matin inn, whose name is in fact misleading: the start was not given in the morning but in the middle of the afternoon. Only a third of the starters reached the Parc des Princes on 19 July. The establishment still stands, and « réveil matin montgeron » remains, with eight hundred searches a month, the most searched name in the town.

The station did the rest. Montgeron-Crosne, on the RER D, puts Paris-Gare de Lyon around twenty minutes away and recorded 3 933 989 passengers in 2024, which makes it one of the busiest stations in the Essonne. Part of that traffic comes from Crosne and the neighbouring towns, the station being shared. Note that this figure is slightly down on 2019, when it reached 4 074 620.

The Montgeron of today is a well-off and stable residential town. The median income reaches 28 860 euros, unemployment as measured by the census 9,9 %, and 60,5 % of residents own their home. The population is growing slowly, by 0,2 % a year since 2017. The Sénart forest covers a large share of the municipal area, which limits the supply of building land and explains part of the price level.

Who buys in Montgeron

Montgeron is bought for a precise trade-off: the Sénart forest and its detached houses on one side, the RER D and Paris twenty minutes away on the other. The dominant profile is that of families from the Paris region looking for a house or a large apartment with outside space, in a town where 60,5 % of residents already own their home and where the median income reaches 28 860 euros. It is the most well-off and the most stable of the four towns we have opened today. Three points to know before buying. The first is uniformity: only 18 % separate the most expensive district from the most affordable, the smallest gap in our recent readings. In Montgeron the address counts for little, it is the property that makes the price, and that is the first piece of advice we give to a seller as much as to a buyer. The second is that the market is flat and slightly tilted downwards: down 1,1 % over twelve months, and three districts out of four falling. You do not buy here for an automatic capital gain. The third is land: the Sénart forest covers a large share of the area, which limits what can be built and supports the value of the existing stock, in particular on the south-eastern edge.

By car, the N6, the A6 and the Francilienne are a few minutes away.

Eighteen per cent alone separate Chalandray from Saint-Hubert, where a comparable town sits closer to 35 %. The reason is the nature of the housing stock: Montgeron is a uniform residential town, 52,5 % of it low-rise detached housing, with no large post-war estate and no dense old centre to create gaps. In practice that means the property counts for more than the address, and that a district-level valuation is less informative here than elsewhere.

Seven sectors out of eleven do not record enough single-lot apartment sales for a price to be defensible. Two of them are almost entirely forest. Another, La Pelouse, misses the threshold by four transactions only. The most striking case is the Réveil-Matin sector, which carries the most searched name in the town but records only eighteen sales in five years.
