The history of the district

Thiers developed around the Nice-Ville railway station, opened in the nineteenth century, which shaped this central sector when the railway arrived. Avenue Thiers, which runs alongside the tracks, gave the district its name.

The building stock is mostly made up of functional apartment blocks, in a dense urban fabric marked by the immediate proximity of the station and the main thoroughfares. The district long served as a place of transit, between the rail arrival and access to the city centre.

The area is now undergoing an urban regeneration launched around the station, aimed at transforming the image of the district and strengthening its role as a transport hub in the heart of Nice.

Who buys in Thiers

The district attracts investors targeting long-term or student lettings, drawn by the central location and the rail links, as well as working people and first-time buyers looking for a central property at a more moderate price than in the most expensive neighbouring areas. Demand focuses mainly on studios and two-room flats, which are very liquid on resale near the station.
