The history of the district

Intra-Muros is the historic heart of Saint-Malo, the walled town built on a rock and ringed by granite ramparts. A former corsair city and shipowners' port, it concentrates the heritage of Saint-Malo: Saint-Vincent cathedral, the castle, the tall houses of the shipowners and the rampart walkway that looks out over the open sea. Destroyed to nearly 80 % in 1944, the old town was rebuilt exactly as before over the following decades, preserving its unity of granite.

The district lives by the rhythm of tourism and the tides. Its cobbled lanes, its shops, its restaurants and its hotels draw intense footfall in season, while the rampart walkway and the Môle and Bon-Secours beaches make it a place to stroll all year. Housing is dense and vertical, made up above all of apartments in period stone buildings, often without a lift, with a few exceptional properties with sea views.

This heritage scarcity makes Intra-Muros a market apart. Second-home demand is very strong here, driven by the charm of the stone, the sea views and the address. Limited supply, constrained by the ramparts and the listed status of the site, keeps prices high and values that hold up well over time.

Who buys in Intra-Muros

Intra-Muros attracts second-home buyers, heritage enthusiasts and holiday-letting investors, drawn by the charm of the old town and the sea views. Demand focuses on apartments of character in stone buildings, on properties looking out over the ramparts or the open sea, and on small units with strong seasonal letting potential. Scarce supply, heritage constraints and tourist appeal sustain prices among the highest in the municipality.

Frequently asked questions

The average price in Intra-Muros is 5 062 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 837 to 5 615 €/m² depending on the building, the floor and the condition.

Intra-Muros is the walled old town of the corsair city, a rare and much sought-after heritage site. Supply is limited by the ramparts and the listed status of the site, second-home demand is strong, and sea views sustain high prices, around 5 000 €/m² on average and more for properties with a view.

Mainly apartments in period granite buildings, from the studio to the large apartment of character, often without a lift. Properties with a sea view or a view over the ramparts are rare and trade above the district average.

The district is one of the most visited in Brittany, which sustains strong seasonal rental demand. Furnished holiday letting is nonetheless governed by municipal rules: check the regulations in force before any investment plan.

The price depends heavily on the view, the floor, the condition and the character of the property. An apartment with a sea view or a view over the ramparts sits clearly above a property facing a courtyard. The Immover valuation tool draws on the closest actual sales to refine the price.
