The Sens market is that of a sub-prefecture well connected to Paris. With an average price of around 1 652 €/m² for an apartment and one hundred and eighty-five sales a year, Sens sits above Auxerre, the other Yonne town covered by Immover, and the apartment volume there is clearly higher than the house volume. The price gains 9 % over five years, with a peak in 2023 and an easing of 4,1 % over the last twelve months.

The geography of prices comes down to one sentence: the market is uniform everywhere except at one point. From Les Maillots to Serbois, seven districts sit within 29 %, and there is no prestige district breaking away at the top. Les Champs-Plaisants, at 891 €/m², forms the only real break, and it has to be read for what it is: a large estate of the 1960s and 1970s, a priority neighbourhood of the town, whose stock of rented flats belongs to a distinct market. The history of Sens

Sens was a capital before it was a sub-prefecture. The Senones, the Gaulish people who gave the town and its inhabitants their name, held one of the main territories of Gaul here. In the Middle Ages the town became a leading religious metropolis: its archbishop carried the title of primate of Gaul and Germania, and the town counted five abbeys, Saint-Pierre-le-Vif, Saint-Jean, Saint-Remy, Sainte-Colombe and Sainte-Marie-de-la-Porte.

From that period comes the monument that makes Sens singular. The Saint-Étienne cathedral, whose construction opened around 1130 under archbishop Henri Sanglier, is the first of the great Gothic cathedrals of France: pope Alexander III consecrated it less than thirty years later. The synodal palace beside it and the cathedral treasury complete an ensemble that few towns of this size possess.

The nineteenth century added the two landmarks of everyday life in Sens: the covered market of 1882, a metal-framed structure listed as a historic monument in 1975 and still trading five days a week, and the railway, which today puts Paris-Bercy less than an hour away. It is that link which governs part of the local property market: Sens is the northern gateway to Burgundy and the last affordable town on that axis.
