Sotteville-lès-Rouen occupies the left bank of the Seine, immediately south of Rouen, between Le Petit-Quevilly, Le Grand-Quevilly and Saint-Étienne-du-Rouvray. A village of the alluvial plain until the middle of the nineteenth century, the commune changed nature with the opening of the Paris to Rouen line in 1843 and the arrival of the Allcard-Buddicom workshops in 1845.
The town then became one of the French capitals of the railway: the Quatre-Mares workshops created in 1913, today the SNCF Rouen Quatre-Mares industrial technicentre, and the marshalling yard opened in 1886, long one of the largest in the country. Its population tripled in thirty years and a fabric of railway workers' estates was built around the railway land. In 1944, the bombing raids aimed at the marshalling yard destroyed two thirds of the commune. The reconstruction was entrusted to the architect Marcel Lods, who built the Zone verte, a complex of 1 139 homes in north-south slab blocks set among large planted spaces, of which the Anjou, Bourgogne and Champagne buildings are listed as historic monuments.
The geography of prices follows that history. The detached-housing sectors of the north and the west, in Trianon and Les Canadiens, form the top of the market. The town centre, around place de l'Hôtel de Ville and the metro station, sits close to the average.
