Market trends and analysis for Talence

The Talence market is an inner-ring Bordeaux market, driven by the immediate closeness of Bordeaux and by the university presence. With an average price around 4 200 €/m² for an apartment, Talence sits below the sought-after districts of Bordeaux inside the boulevards, but above most of the right-bank municipalities. Over five years, apartment prices have risen slightly, by about 3 %, and the municipality records around 381 apartment sales a year, alongside a house market that sits higher, at around 4 589 €/m².

Geography draws the price map. The north of the municipality, against Bordeaux, with Saint-Genès, La Médoquine and the centre around Peixotto park, holds the most sought-after sectors, driven by the continuity with Bordeaux, tram line B and the reopened station. Caudères and La Fauvette form an intermediate core market in the east. The south, around the Thouars park, remains the most affordable area, while Le Bijou, at the far south near KEDGE, shows high levels on a very small number of sales, to be read with caution.

The history of Talence

Talence is a municipality of Bordeaux Métropole, immediately south of Bordeaux, of which it forms the urban continuation. With around 42 000 inhabitants, it is one of the most populated towns of the inner ring around Bordeaux. Once a land of vineyards and estates, including the famous Haut-Brion vineyard on its northern edge, it became urbanised with the expansion of the conurbation and the arrival of the university campus.

The municipality is marked by the presence of the Bordeaux universities, whose campus extends across its territory, and by leading schools such as KEDGE Business School in the south. This student and research vocation shapes part of the town, between student housing, residences and residential districts. Peixotto park at the centre, the park and château of Thouars in the south, and the aquatic sports centre offer recognisable green and leisure spaces.

Tram line B links Talence to central Bordeaux and serves the campus, and the reopening of Talence-Médoquine station for the metropolitan express rail service has strengthened transport in the north of the municipality. The property market carries the trace of it: the districts close to Bordeaux and to transport, Saint-Genès, La Médoquine, the centre, are gaining value, while the south around Thouars remains more affordable. Demand rests on the immediate closeness of Bordeaux, the university presence and a service by both tram and train.

Who buys in Talence

The Talence market attracts families, first-time buyers, young professionals working in Bordeaux and investors sensitive to student rental demand. Demand focuses on the apartments of the centre and the areas around the tram, sought after for the fast link to Bordeaux, on the houses and Bordeaux échoppes of the residential districts, and on the new-build homes of the schemes around La Médoquine. Prices, more affordable than in the sought-after districts of Bordeaux inside the boulevards but supported by proximity and the campus, make it a municipality sought after both for living and for investing at the gates of the metropolitan area.
