The Vernon market rises steadily. The average apartment price went from 2 455 €/m² in 2021 to 2 704 in 2025, a rise of 10 % over the period, with no marked dip, and it is flat over the last twelve months, at 0,9 %. With 132 apartment sales a year, the volume makes those figures solid. The commune has also gained 5,94 % more residents since 2017, when the Eure gained 0,14 %: this is a commune that attracts, and it shows in the vacancy rate too, which falls from 12,5 % in 2018 to 10,7 % in 2023 even as the stock gained nearly nine hundred homes.

The history of Vernon

Vernon was born of a border. The treaty of Saint-Clair-sur-Epte, in 911, between Charles III the Simple and Rollo, made the town a frontier post of the duchy of Normandy, where the roads from Paris to Rouen and from Évreux to Breteuil crossed. Contrary to what is sometimes written, Rollo did not found the town: the first known mention in a manuscript dates from 1049. It is that position as a lock on the Seine which explains everything that follows, starting with the tour des Archives, a quadrangular tower of 1123 attributed to Henry Beauclerc, replaced by a round tower twenty-two metres high under Philip Augustus, and listed as a historic monument as early as 1840.

The collégiale Notre-Dame is the other founding monument. Construction began at the end of the eleventh century, the church was dedicated around 1072, a college of sixteen canons was founded there in 1160, its facade dates from the fifteenth century and the works ran from 1360 to 1610. Two spires of seventy metres, a nave of twenty-two metres, a listing in 1862 on the first register of historic monuments. Claude Monet painted six canvases of it between 1883 and 1894. He also painted the Vieux-Moulin, the timber-framed house set on two piers of the former medieval bridge of the twelfth century, dated 1600, whose canvas now hangs in the New Orleans Museum of Art. On the left bank, the château de Bizy, bought in 1721 by the duke of Belle-Isle, grandson of the superintendent Fouquet, earned the town its nickname of the little Norman Versailles: stables for sixty horses built from 1741 to 1743 by Contant d'Ivry, a visit from Louis XV and Madame de Pompadour on 21 September 1749.

The war erased part of all that. The German bombing raids of 8 and 9 June 1940 killed forty-seven people. In 1944 the town suffered thirty-four air attacks between April and August: the railway viaduct was destroyed on 7 May, two hundred and thirty-nine houses were hit, one hundred and seven civilians were killed in four months, and 10 % of the population had to be rehoused. The collégiale lost all its stained glass. Liberation came on 25 August 1944 with the British troops of Montgomery, who crossed the Seine from 25 to 28 August. The rebuilding left one remarkable witness: the îlot Pasteur, built in 1948 by Henri Pottier and Jean Tessier, carrying the Patrimoine du XXe siècle label, whose claustra screens recall the work of Auguste Perret in Le Havre.

Vernon today rests on two things that nothing brought together. The first is the station: 2 046 451 passengers in 2024, the fourth busiest in Normandy, terminus of the Transilien line J, Paris-Saint-Lazare forty minutes away over sixty-six kilometres. That is what makes Vernon a commune in the outer ring of the Paris urban area as defined by INSEE, the French statistics institute, and what explains a price per square metre well above the average for the Eure. The second is space: on the plateau of the right bank, the former ballistics and aerodynamics research laboratory, opened in 1946 and closed at the end of 2012, has become the Campus de l'Espace, seventy hectares where ArianeGroup runs the largest test centre in Europe for liquid-propellant propulsion.

Who buys in Vernon

Vernon is a commune in the outer ring of the Paris urban area, and its market has to be read from there. The station puts Saint-Lazare forty minutes away, the A13 puts La Défense forty minutes away through a free double interchange, and the commune has gained 5,94 % more residents since 2017 while the Eure gained 0,14 %. The dominant profile is that of households who work in the Paris region and buy here what they can no longer buy in Mantes or Poissy. To them are added buyers drawn by the setting, the Seine, the cliffs of the right bank and Giverny four kilometres away. Three things to know before buying.
