Le Parc is a small, dense district immediately south of the railway line, a few minutes on foot from the station. It owes its name to the rue du Parc, and Wikipedia describes it as an older residential district close to the station, with one feature that the ground confirms: the built fabric is split along the rue du Parc, old to the north and recent to the south.
The area combines good older housing and the Les Églantiers social housing scheme, hence a high average price on a contrasted social profile. One street was checked by point-in-polygon, the avenue de l'Ardèche, and sales are concentrated on the avenue de l'Ardèche, the rue de Bizy and the rue du Capitaine-Rouveure.
The name chosen calls for an explanation. Official statistics call this area Les Églantiers, and every property portal copies that label. But since 1 January 2024, Les Eglantiers has become one component of the official name of the priority urban policy area of Vernon, which is called Les Eglantiers - Valmeux Blanchères - Boutardes. Heading a price page with that name, on the second most expensive area in the town, would have run two realities into each other. Le Parc is the name of the municipal neighbourhood council and the one used by Wikipedia, and it better describes the dominant fabric.
The district sits at 2 890 €/m², 7 % above the town-wide average. It records only nine apartment sales a year, so its average is sensitive. It gains 27 % over five years, the strongest rise in Vernon, and 28,1 % over the last twelve months, a striking figure that has to be read against that volume.
Le Parc is the district within walking distance of the station, and that is its main value: a few minutes separate the rue du Parc from the platform for Saint-Lazare. At 2 890 €/m², it is the second highest price in Vernon, and it shows the strongest rise in the commune over both horizons, 27 % over five years and 28,1 % over twelve months. That last figure calls for a warning we would rather give: it rests on nine sales a year, and two transactions are enough to move it a long way. What is established, on the other hand, is the direction, confirmed by both horizons. The stock is contrasted, between good older housing north of the rue du Parc, more recent building to the south, and the Les Églantiers scheme: the range of 2 419 to 3 300 €/m² reflects that, and a buyer has to think address by address.
The average price in Le Parc is 2 890 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 419 to 3 300 €/m² depending on the building, the floor and the condition.
It is the same area, and the choice of name deserves an explanation. Les Églantiers is the label used by official statistics, taken up by every property portal, but since 1 January 2024 it has become one component of the official name of the priority urban policy area of Vernon. We use Le Parc, the name of the municipal neighbourhood council and the one used by Wikipedia, anchored by the rue du Parc, which better describes the dominant fabric of the area.
That is what sales over the last twelve months measure, but the figure has to be read with its margin: the district records only nine apartment sales a year, and two transactions are enough to move the average a long way. What is solid is the direction: the five-year rise, 27 %, points the same way and rests on more transactions.
That is its main asset: the district lies immediately south of the railway line, a few minutes on foot from Vernon-Giverny station, which puts Paris-Saint-Lazare forty minutes away. That is what explains its position as the second most expensive area in the commune despite a contrasted fabric.
