The history of the district

Vernonnet is the whole right bank of Vernon, and by far the largest area in the commune: nearly fourteen square kilometres, or 41 % of the territory. It was an independent commune until 1804, and the area still presents itself as a large village, with an identity that the Seine and the bridges keep alive.

The old village settled at the foot of chalk cliffs that drop towards the Seine over about a hundred metres, which severely limits the land available for building and explains why the area remains thinly built despite its size. It carries the château des Tourelles, of the twelfth century, a listed historic monument, which guarded the medieval bridge of twenty-five arches, two of whose piers still carry the Vieux-Moulin on the other bank. The rocky spur itself bore the oppidum of the Veliocasses.

Vernonnet is also the road to Giverny, and the space plateau. The former ballistics and aerodynamics research laboratory, opened in 1946, which employed as many as sixteen hundred civilians and whose activities closed on 31 December 2012, has become the Campus de l'Espace: seventy hectares housing ArianeGroup, Safran, EDF and SKF, as well as the head office of Seine Normandie Agglomération, at 1 avenue Hubert-Curien. ArianeGroup runs there the largest test centre in Europe for liquid-propellant propulsion, with more than seven hundred staff on the campus.

One qualification is needed, and we give it rather than leave it out: Vernonnet also holds the Les Tourelles blocks, along the Seine, a group of flats that weighs on the average for the area. Four streets were checked by point-in-polygon, the route de Magny, the route de Giverny, the rue du Docteur-Chanoine and the rue de la Ravine. The district sits at 2 253 €/m², 16 % below the town-wide average, which makes it the most affordable price in Vernon. It records only seven apartment sales a year, so its average is sensitive. It loses 9 % over five years and 14,8 % over twelve months.

Who buys in Vernonnet

Vernonnet is the district people choose for what it is rather than for its price: the right bank, the cliffs, the château des Tourelles, the road to Giverny and a village character that the rest of Vernon does not have. It is also the most affordable area in the commune, at 2 253 €/m². Two reservations should go with that figure, and we prefer to state them. The first is volume: only seven apartment sales a year, which makes the average sensitive and explains much of the fall shown, 9 % over five years and 14,8 % over twelve months. The second is how mixed the perimeter is: over fourteen square kilometres it brings together a suburban village at the foot of the cliffs, a high-technology business plateau and the Les Tourelles blocks by the Seine, three realities that the average does not separate. This is an area where you have to look at the address, the view and the type of property, and where value rests more on houses than on apartments.

Frequently asked questions

The average price in Vernonnet is 2 253 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 875 to 2 321 €/m² depending on the building, the floor and the condition.

It was an independent commune until 1804, when it was attached to Vernon. It is a district today, but one that still presents itself as a large village, with its own identity kept alive by the Seine and the bridges. It covers the whole right bank, nearly fourteen square kilometres and 41 % of the territory of the commune.

It has to be read with its margin. The area records only seven apartment sales a year, which makes the average sensitive, and its perimeter brings together three realities that the figure does not separate: the suburban village at the foot of the cliffs, the Campus de l'Espace on the plateau, and the Les Tourelles blocks by the Seine. The fall shown, 9 % over five years and 14,8 % over twelve months, should be taken with that reservation.

It is the former ballistics and aerodynamics research laboratory, opened in 1946, which employed as many as sixteen hundred civilians and whose activities closed on 31 December 2012. The site has become the Campus de l'Espace, seventy hectares housing ArianeGroup, Safran, EDF and SKF, as well as the head office of Seine Normandie Agglomération. ArianeGroup runs there the largest test centre in Europe for liquid-propellant propulsion.
