The history of the district

The lac d'Allier is not a natural lake: it is a stretch of water created by a weir on the river, in the direct continuation of the works ordered by Napoléon III in 1861, when a dead arm of the Allier was drained to lay out the park that bears his name. That waterfront is today one of the two drivers of the Vichy market, along with the thermal district it adjoins.

The district holds the Thermes Callou and the rue de la Grande Grille, which owes its name to the most famous spring in Vichy. The building stock mixes upmarket blocks along the bank, often built for the view, and a plainer fabric further inland. Three streets were checked here by point-in-polygon: the avenue Thermale, the boulevard du Sichon and the avenue du Lac d'Allier. Sales are concentrated on the avenue Thermale, the rue de Vingré and the rue Louis-Blanc. The confluence with the Sichon marks the south-eastern limit of the area.

One point of vocabulary is worth setting out, because it misleads. Official statistics call this area 'Les Bains-République', and the town hall calls it 'République Lac d'Allier'. Yet the avenue de la République is not here: it lies in the Denière district, to the east, about a kilometre and a half away. The name used on this page is therefore the one that matches the real geography of the area.

The district sits at 2 341 €/m², 20 % above the town average, which makes it the second highest price in Vichy. It records eighty-one apartment sales a year. It gains 19 % over five years and 14,4 % over the last twelve months, the second strongest rise in the town.

Who buys in Lac d'Allier

Lac d'Allier is the district of the view, and that is what is paid for here. At 2 341 €/m², it is the second highest price in Vichy, only three points behind Vieux Vichy, and it shows the strongest twelve-month rise in the town, 14,4 %. The profile is that of buyers who come for a setting: comfortably retired households, second-home owners, working people on remote contracts. The size gradient here rises more clearly than anywhere else in the town, with T4 and larger at 2 765 €/m² against 2 002 for a T2: the bigger the property, the more it costs per square metre, because it is the large apartments that have the view. The trade-off is the same as on any waterfront: within the same district, a few dozen metres and one floor make a considerable difference, and the range of 1 676 to 2 742 €/m² shows it clearly.

Frequently asked questions

The average price in Lac d'Allier is 2 341 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 676 to 2 742 €/m² depending on the building, the floor and the condition.

No, it is a stretch of water created by a weir on the river Allier. Its origin goes back to the works ordered by Napoléon III in 1861, when a dead arm of the Allier was drained to lay out the Parc Napoléon III. It is today the waterfront of the town, with a watersports base and walks along both banks.

The area gains 14,4 % over the last twelve months, the second strongest rise in Vichy, and 19 % over five years. Two causes add up: the immediate adjacency to the thermal district, the most expensive in the town, and the scarcity of properties with a view over the water. A volume of eighty-one sales a year makes that measurement solid.

No, and it is a common trap. Official statistics call this area 'Les Bains-République' and the town hall 'République Lac d'Allier', but the avenue de la République in fact lies in the Denière district, about a kilometre and a half to the east. That is why this page carries the name of the stretch of water, which matches the real geography of the area.
