The history of the district

The town centre of Ajaccio follows the two axes that carried the expansion of the town beyond its walls: the cours Napoléon, laid out in the nineteenth century towards the north, and the rue Cardinal-Fesch, which runs alongside the harbour in parallel. It is the retail and administrative space of the town.

The district concentrates the landmarks of the modern town: the Palais Fesch and its museum, the largest painting museum in Corsica, the boulevard du Roi-Jérôme, the rue des Halles, the parc Cuneo-d'Ornano, then, further up, the place Abbatucci, the boulevard Sampiero, the avenue Napoléon-III and the avenue Pascal-Paoli. The quays of the commercial and passenger port mark its eastern limit.

On the market, the town centre sits at around 4 029 €/m² for an apartment, on around 73 sales a year, one of the largest volumes in the town. The price has risen by around 10 % over five years, but the movement of the last twelve months, at around 20 %, should be read with caution: it stems in part from a few high-value sales. The dispersion is wide, from a first quartile at 3 214 €/m² to a third quartile at 4 842 €/m².

Who buys in Centre-ville

The town centre attracts first-time buyers, investors and working people looking to do everything on foot, along with a significant share of buyers for holiday letting. Demand covers apartments in the old stock, whose condition, storey and presence of a lift explain most of the price gaps.
