Market trends and analysis for Béziers

The Béziers market has changed markedly over recent years. With an average price of around 1 819 €/m² for an apartment, Béziers remains one of the most affordable large towns in France, but prices have risen by around 22 % over five years, after a long period of stagnation. The town records about 843 apartment sales a year, a high volume driven by the arrival of first-time buyers, retired people and investors drawn by low starting prices.

Geography draws marked gaps. Montimaran, a suburban housing district in the south-east, leads the market, followed by Capiscol and Poumeyrac. The old centre, around the allées Paul Riquet and the cathedral, remains more affordable despite its heritage, and is being renovated. The large estates of La Devèze and L'Iranget, inherited from the expansion of the 1960s and 1970s beyond the railway, close the range, with urban renewal programmes under way.

The history of Béziers

Béziers is the second town of the Hérault after Montpellier, with around 80 000 inhabitants. Built on a promontory overlooking the Orb, some fifteen kilometres from the Mediterranean, it is one of the oldest towns in France. Its historic centre is organised around the Saint-Nazaire cathedral, a Gothic fortress visible from afar, and the allées Paul Riquet, a broad esplanade planted with century-old plane trees that crosses the town from the theatre to the plateau des Poètes.

The town owes much to Pierre-Paul Riquet, a native of Béziers and the designer of the Canal du Midi, whose nine Fonseranes locks, a UNESCO world heritage site, remain a major landmark. The Canal du Midi crosses the Orb by an aqueduct below the town. The Baltard-style covered market halls, the plateau des Poètes laid out by the Bühler brothers and the arena of 1897, which hosts the feria every August, round out a dense heritage. The station links Béziers to Montpellier, Narbonne and Spain.

Long the capital of a vast Languedoc vineyard, Béziers spread during the twentieth century towards the south-east, beyond the railway, with the large estates of La Devèze and L'Iranget, the Capiscol industrial estate and the retail parks. The old centre is the subject of long-running renovation work. The Béziers property market, flat for many years, has seen a marked rise over recent years while remaining very affordable, which attracts first-time buyers, retired people and investors from other regions.

Who buys in Béziers

The Béziers market attracts first-time buyers, retired people, families and investors, often won over by prices well below those of Montpellier and the coast. Demand focuses on the houses of the suburban districts of the south and east, on the apartments of the centre under renovation and on the small units sought after for buy-to-let. The closeness of the Mediterranean, the station and the town's heritage sustain a market that has become dynamic again after years of low prices.
