The history of the district

The Cité Descartes occupies the south of Champs-sur-Marne, on the plateau, around Noisy-Champs station. Its streets carry the names of scientists, Copernic, Galilée, Albert-Einstein, Alfred-Nobel, André-Marie-Ampère, Archimède, Blaise-Pascal, Kepler: the boulevard Copernic alone carries three hundred and thirty-three transaction records.

The district was designed as the university and science cluster of the eastern Paris region. Leading schools, laboratories and research centres are gathered there, with the halls of residence and housing schemes that go with them. It is the most recent area in the town, and the only one whose planning follows the logic of a campus rather than that of a residential district.

The district sits at 4 572 €/m², 34 % above the town-wide average: it is the highest price in Champs-sur-Marne. It has, however, only nine apartment sales a year, and its range, from 3 766 to 5 483 €/m², is the widest in the town.

Who buys in Cité Descartes

The Cité Descartes is the district of Champs-sur-Marne most geared to buy-to-let. Studios come out at 5 728 €/m², by far the highest level in the town, carried by student demand and by the immediate proximity of Noisy-Champs station, on the RER A and a future Grand Paris Express stop. Conversely, three-room flats fall to 3 528 €/m². The point to watch is volume: only nine apartment sales a year, which makes the 10,7 % fall recorded over twelve months hard to read on its own. Go by the price level, which is solid, rather than the annual swing, which is not.

Frequently asked questions

The average price in Cité Descartes is 4 572 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 766 to 5 483 €/m² depending on the building, the floor and the condition.

It occupies the south of the town, on the plateau, around Noisy-Champs station, along the boulevard Copernic, the rue Galilée, the rue Albert-Einstein and the avenue Blaise-Pascal.

Because it combines the most recent housing stock in the town, the best transport links with Noisy-Champs station, and rental demand kept up by the university and science cluster that gives it its name. Its average price is 34 % above that of the town.

The level is, the annual swing much less so. The district has only nine apartment sales a year: the 10,7 % fall recorded over twelve months is statistical noise, not a trend. Go by the 2 % decline over five years, calculated on a wider series, and by the range of 3 766 to 5 483 €/m².

It is the area of the town that fits that plan best. Studios come out at 5 728 €/m², the highest level in Champs-sur-Marne, which reflects demand supported by the university cluster and by Noisy-Champs station. The trade-off is a high entry price and a narrow market, with few comparable properties available.
