The history of the district

Le Nesles is the first district of the new town in Champs-sur-Marne. It takes its name from the ru de Nesles, the stream that borders it to the west, on the boundary with Noisy-le-Grand and Gournay-sur-Marne. The boulevard de la République and the rue Albert-Schweitzer form its northern axis, the allée de la Lisière and the boulevard de Nesles its southern one.

It is also known as Les Pyramides, after the residential development built from 1973 to 1975 by the architects Andrault and Parat, whose stepped blocks gave the district its outline. The avenue des Pyramides keeps the name. The rest of the area is made of tree-lined walkways named after trees and birds, Les Cornouillers, Les Souches-Vertes, Les Charmilles, Les Sorbiers, Les Châtaigniers.

The district sits at 3 178 €/m², 7 % below the town-wide average, but it is by far the largest market in Champs-sur-Marne: sixty-four apartment sales a year, close to six in ten. Its range runs from 2 822 to 3 638 €/m² and it gains 1 % over five years.

Who buys in Le Nesles

Le Nesles is the benchmark market of Champs-sur-Marne, because close to six out of ten apartments in the town sell there. The typical buyer is a first-time buyer or a family looking for floor space at a contained price, in a 1970s and 1980s apartment stock, with the facilities and planted open spaces that go with it. Studios come out at 3 603 €/m² and four-room flats and larger at 2 872: the gap between property types is more measured there than elsewhere in the town, which makes the district easy to read. It is also the only area in Champs where the price shown rests on a wide sample: at sixty-four sales a year, the stability recorded is not noise.

Yes. Les Pyramides is the everyday name given to the area after the stepped residential development built from 1973 to 1975 by the architects Andrault and Parat, whose name the avenue des Pyramides keeps. The district is officially called Le Nesles, after the stream that runs alongside it.

Because that is where the town's apartment stock is. Sixty-four apartments change hands there each year, close to six in ten in Champs-sur-Marne. The four other districts together account for forty-six.

It is the most reliable in Champs-sur-Marne. With sixty-four sales a year, the average price rests on the widest sample in the town, and the near-stability recorded, a 0,5 % fall over twelve months and a 1 % rise over five years, is not statistical noise.
