The history of the district

Courcouronnes-Centre is the heart of the former town of Courcouronnes, which stayed independent until the merger of 1 January 2019. The area keeps the layout of the original village, on the plateau, extended by the estates and developments built from the 1970s, when Courcouronnes was brought within the boundary of the Évry new town.

The district covers the west and south-west of the town, out to the boundaries with Bondoufle and Lisses. It takes in the low-rise area of La Garenne, to the west, the route de Versailles, and the surroundings of the Courcouronnes lake, where the statue known as the Dame du lac stands. The ferme du Bois Briard and the lakeside park are its breathing spaces. Since December 2023 tram line T12 has crossed it, with the Bois Briard and Traité de Rome stops.

On the market, Courcouronnes-Centre sits at around 2 552 €/m² for an apartment, above the town-wide average, but on only about 12 sales a year: it is the smallest volume of the districts covered, and the average there is therefore sensitive to recent transactions. The district median comes out at 2 341 €/m², and half of the sales fall between 2 105 and 3 075 €/m². The 16 % rise recorded over twelve months should be read with that caveat.

Courcouronnes-Centre attracts families and buyers looking for a residential setting, mostly low-rise to the west, with the lake and its surroundings nearby. Demand covers both the houses of the La Garenne area and the apartments of the developments, in the upper part of the town's range.
