The history of the district

Le Canal takes up the north of the former town of Courcouronnes, between the centre of Courcouronnes and the boundary with Ris-Orangis. The district takes its name from the canal that crosses it from west to east and around which building was organised from the 1970s, as part of the Évry new town.

The fabric there is more open than on the Évry deck: medium-sized developments, small blocks and town houses are spread along the banks and the tree-lined roads. The streets carry the names of artists and of cinema, from the rue Charlie Chaplin to the place des Copains d'Abord. The district is served by Orangis - Bois de l'Épine station, on RER line D, which stands in the neighbouring town of Ris-Orangis, at its northern boundary.

On the market, Le Canal sits at around 2 610 €/m² for an apartment, above the town-wide average, on about 45 sales a year. That is the second largest volume in Évry-Courcouronnes and the largest on the Courcouronnes side. Half of the sales fall between 2 231 and 2 974 €/m². The price level has risen by around 7 % over five years, one of the clearest gains in the town.

Who buys in Le Canal

Le Canal attracts families and first-time buyers looking for a more residential setting than the centre of Évry, with parking and green spaces, while staying a few minutes from the RER D. Demand covers the apartments of the developments from the 1970s to the 1990s and the town houses, in the upper part of the town's range.
