Centre-ville occupies the right bank of the Marne, in the part of the municipality called Joinville-le-Haut. It is the historic and commercial heart, built around the rue de Paris, where the town hall stands at number 23. The district extends over the rue Henri-Vel-Durand, the rue des Réservoirs, the rue Émile-Moutier, the rue Bernier, the rue Eugène-Voisin, the boulevard du Maréchal-Leclerc and the quai Pierre-Brossolette, on the riverside.
To the north, the Canadiens area, separated from the rest of the town by the railway line, recalls the Canadian hospital set up during the First World War: the rue Halifax, the place des Canadiens and the allée Henri-Dunant keep its memory. The ZAC des Hauts de Joinville, a planned development zone whose works began in February 2011 for a completion planned in 2019, brought the district housing, shops, a student residence, the gymnase du Bataillon de Joinville and a 3 000 m² landscaped garden.

Centre-ville is the most expensive district in Joinville-le-Pont, at 6 175 €/m², and it is, with Palissy, the largest market in the municipality, at 43 apartment sales a year. It brings together what makes the price of an address in the inner suburbs of Paris: the shops of the rue de Paris, the municipal services, the RER A station a few hundred metres away and the bois de Vincennes to the west. The buyer profile is that of families and working people who want to do everything on foot, and of investors targeting the rental of small units. Two points to examine. The range, from 5 368 to 7 121 €/m², is the widest in the municipality: between a building in the ZAC des Hauts de Joinville and an older block on the rue de Paris, the difference in value is real, and a valuation by address is useful. And the price has fallen by 3 % in five years, after a high point of 6 682 €/m² in 2022, before stabilising: the last twelve months are flat, at 0,1 %.
