Quai de la Marne extends along the right bank, between the pont de Joinville and the boundary with Nogent-sur-Marne. It is organised around the quai de la Marne, the avenue Jean-Jaurès, the rue Jean-Mermoz, the rue Chapsal, which carries the name of the grammarian and mayor Charles-Pierre Chapsal, the villa Helena and the avenues of the former housing estate, the avenue de Diane and the avenue de l'Étoile. Joinville-le-Pont station and its three entrances are in this area, at the western end of the bridge, on the carrefour de la Résistance.
Until the 1860s, this bank had no buildings at all. The first guinguette on the île Fanac, a riverside dance and dining venue, opens around 1860, followed in 1867 by the first boat hire business on the quay. The arrival of the train in 1859 launches the craze for the banks of the Marne, and between 1880 and 1900 the whole bank fills with holiday houses and light structures; the building of the A4 motorway had part of them demolished in 1971, along with several restaurants on the quay. The Linh Son Buddhist temple, on the avenue Jean-Jaurès, whose present building was completed in 1984, is the seat of the world Buddhist congregation of the same name. The Immover breakdown follows the statistical grid: about a third of the sales attached here, on the rue Jean-Mermoz and the quai Pierre-Brossolette, take place on the edge of Centre-ville, around the station.

Quai de la Marne is the second-highest price in Joinville-le-Pont, at 5 487 €/m², 2 % below the town-wide average. The district owes its value to two things: the RER A station, whose three entrances are here, and the riverside, inherited from the holiday houses built between 1880 and 1900. The buyer profile mixes working people who want direct access to the RER, families attached to the water's edge and investors in small units, which sell for a good deal more per square metre than large homes: 7 092 €/m² on average for a studio or T1, against 5 091 €/m² for four rooms or more. Two points to examine. The range, from 4 716 to 6 431 €/m², covers very different properties, from an apartment in a holiday villa to a home from the 1960s: compare a property with sales on the same street. And the change figures call for caution: the annual series of the district is the most irregular in the municipality, and the fall of 13,4 % over twelve months rests on 26 sales a year, while the fall of 9 % over five years gives a more reliable reading.
The average price in Quai de la Marne is 5 487 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 4 716 to 6 431 €/m² depending on the building, the floor and the condition.

Yes. Its three entrances, on the rue Jean-Mermoz, the avenue des Canadiens and the avenue Jean-Jaurès, are in this area, on the edge of the bois de Vincennes and a few hundred metres from Centre-ville. The present station opened in 1969, on the railway line brought into service in 1859.
It rests on 26 apartment sales a year, and the annual series of the district is the most irregular in the municipality: a single year weighs heavily. Over five years, the fall is 9 %, from 6 013 €/m² in 2021 to 5 487 in 2026. That is the trend to remember.
