The history of the district

Vautier occupies the south of the right bank, between the rue de Paris and Saint-Maur-des-Fossés, and between the Marne and the boulevard du Maréchal-Leclerc. The district is organised around the rue Vautier, the impasse Jules-Rousseau, the rue de Paris prolongée, the rue Beaubourg, the avenue Molette, the rue Pasteur, the rue de la Liberté, the avenue de la Marne and the quai du Barrage.

The building stock reads in two parts: individual houses on the banks of the Marne, blocks of flats on the side of the slope and on the plateau. The parc du Parangon, the largest green space in the municipality, occupies the site of the former école Parangon, attached to the Alliance française and run by the former colonial inspector André Sales, who welcomed young Vietnamese students there. A new school has been built on the rue de Paris prolongée. At the end of the quai du Barrage comes out the tunnel of 597 metres of the canal de Saint-Maur. The town hall designates this area by a compound name; Immover keeps the first term, which is also that of the street, of the locality and of the statistical zone.

Vautier stands at 5 453 €/m², 2 % below the town-wide average, with 27 apartment sales a year. The district is down 3 % over five years and 4,0 % over twelve months.

Who buys in Vautier

Vautier is a residential district in the south of Joinville-le-Pont, at a price close to the town-wide average, 5 453 €/m². It offers the immediate proximity of Centre-ville and its shops, the parc du Parangon and the bank of the Marne, and the boundary with Saint-Maur-des-Fossés to the south. The buyer profile is that of families and working people looking for a quiet apartment without moving away from the centre, and of retired people drawn by the park. Two points to examine. The range, from 4 342 to 6 251 €/m², is wide because the district mixes riverbank houses with blocks of flats on the slope and on the plateau: the average price covers two markets, and the position within the district counts as much as the condition of the property. And the changes remain measured, a fall of 3 % over five years and of 4,0 % over twelve months, on 27 apartment sales a year: they do not point to any break.
