The history of the district

Pyla-sur-Mer is the seaside resort of La Teste-de-Buch, on the ocean front in the south-west of the municipality, between the mouth of the Arcachon basin and the Dune du Pilat, the highest dune in Europe. The area has its own postcode, 33115, which explains why it is often taken for a separate municipality: it is a district of La Teste-de-Buch.

The resort was born in the 1910s and 1920s out of the land exchange led by Daniel Meller, then out of the development carried out by Louis Gaume, whose Société du Pilat-Plage, created in 1920, built seafront hotels and villas. From that period there remains a fabric of villas under the pines, a recognisable architectural vocabulary, and successive housing estates that spread southwards as far as the surroundings of the dune.

On the market, Pyla-sur-Mer stands at around 7 706 €/m² for an apartment, second in the municipality, on a volume of about 17 sales a year. The annual average swings between 6 157 and 8 983 €/m² from one year to the next: the -24 % change recorded over twelve months mainly reflects the mix of properties sold during the year, not a turn in the market. The interquartile range, from 5 021 to 8 792 €/m², reflects the gap between the seafront and the back of the resort.

Who buys in Pyla-sur-Mer

Pyla-sur-Mer mainly attracts second-home buyers, from the Bordeaux metropolitan area, from Paris and from other regions, along with year-round residents settled in the housing estates under the pines. Demand focuses on villas with a plot, apartments with a terrace and properties within walking distance of the beach. The annual volume remains limited, which makes every transaction visible in the district's figures.

Frequently asked questions

The average price in Pyla-sur-Mer is 7 706 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 5 021 to 8 792 €/m² depending on the building, the storey and the condition.

No. Pyla-sur-Mer is a district of La Teste-de-Buch, despite having its own postcode, 33115, and its standing as a seaside resort. The Dune du Pilat, which borders it to the south, also lies within the territory of La Teste-de-Buch, and not that of Arcachon.

Pyla-sur-Mer stands at around 7 706 €/m² for an apartment, against 5 465 €/m² on average across La Teste-de-Buch. The volume, about 17 sales a year, remains low: the district average varies widely from one year to the next depending on the properties sold, between 6 157 and 8 983 €/m² over the last five years.

The area is dominated by the villa under the pines, with a plot, inherited from the 1920s housing estates and their extensions. Apartments are fewer there, often in small schemes with a terrace. The distance from the beach and the dune, the view and the size of the plot account for most of the price gaps.
