Anjou occupies the west and north-west of Les Ulis. The district brings together les Amonts and les Hautes Plaines, two schemes that residents name far more readily than the province that gives the statistical zone its name. Les Amonts went through a major urban renewal programme between 2006 and 2022: demolition of the shopping centre built on a raised slab, new-build homes for sale, complete rebuilding of the public spaces.
Five streets were checked point-in-polygon: the avenue d'Anjou, the northern stretch of the avenue de Saintonge, the rue de l'Aunis, the rue de Vendée and the allée des Amonts. Worth noting, and it is the sharpest trap in the town: the avenue de Saintonge is here, in the Anjou district, and not in the sector that carries that name.

Anjou is the entry point of the Les Ulis market, at 1 990 €/m², 20 % below the town average, while la Queue d'Oiseau costs 89 % more. It is the heart of the West priority neighbourhood, on a stock of housing estates of which les Amonts were deeply reworked between 2006 and 2022, with new-build homes for sale and a rebuilding of the public spaces. That sets up two readings for a buyer, and we would rather set out both. On one side a real catch-up potential, in a sector where the public investment is dated and finished. On the other a narrow market, nine apartment sales a year, down 5 % over five years, and a rise of 31,9 % shown over twelve months that rests on too few transactions to be taken as a trend. The T4 and larger comes out at 1 458 €/m² there, the lowest level in the town, by a wide margin.

Because we find no single-lot apartment sale there over the period. Property portals nonetheless show between 3 310 and 3 680 €/m², which would put Saintonge ahead of every other district, while its neighbour Anjou, with which it shares three streets, the same priority neighbourhood and the same buildings, comes out at 1 990. Such a gap between two adjoining sectors of the same type is not credible. The sector is therefore covered here.
