The history of the district

Franche-Comté occupies the south-east of Les Ulis, between the centre and la Queue d'Oiseau. The district brings together the Mas Laurent, Luberon and Mont Ventoux sectors, in a finer grain of streets and walkways than the rest of the town, with the allées du Serpolet, des Lavandes, du Romarin, des Mimosas and des Mûriers.

Seven streets were checked point-in-polygon: the rue de Franche-Comté, the avenue des Cévennes, the place de la Vanoise, the place de Savoie, the rue du Jura, the rue du Luberon and the rue du Mont Ventoux. Worth noting, and it is one of the town's traps: the avenue des Cévennes is in this district, not in the Cévennes one. In Les Ulis, the name of an avenue does not tell you which sector it is in.

The district sits at 2 524 €/m², 2 % above the town average, which makes it the highest price among the six housing-estate districts, behind only la Queue d'Oiseau. It records nine apartment sales a year, the smallest volume in the town along with Anjou. It loses 6 % over five years and 9,7 % over twelve months.

Who buys in Franche-Comté

Franche-Comté is the best-valued sector among the town's flats, at 2 524 €/m², and its position explains it: it is the housing-estate district closest to la Queue d'Oiseau and to Courtabœuf, in a finer grain of streets, with planted walkways. It attracts households working on the business park and looking to walk to the office. The point to watch is volume: nine apartment sales a year make this district one of the two narrowest in the town, and the fall of 9,7 % shown over twelve months rests on that small sample. Over five years, the district loses 6 %, which confirms a downward orientation but without the robustness of a deep market.

Frequently asked questions

The average price in Franche-Comté is 2 524 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 267 to 2 637 €/m² depending on the building, the floor and the condition.

No, it is in the Franche-Comté district. It is a quirk of the town: the province names were spread over the avenues according to real historical geography, and the statistical zoning does not follow the street names. The avenue du Berry is in the Cévennes district, the avenue d'Alsace in the Bourgogne one, the avenue de Saintonge in the Anjou one.

It is the highest of the six housing-estate districts, at 2 524 €/m², 2 % above the town average. But la Queue d'Oiseau, the only enclave of detached houses in the town, is well above, at 3 756 €/m². Between the two, there is no intermediate district.

The district loses 6 % over five years and 9,7 % over twelve months. The movement is real but it rests on nine apartment sales a year, one of the two smallest volumes in the town: a few atypical transactions are enough to shift it. The deep districts of Les Ulis, Bourgogne, Champagne, Cévennes and Île-de-France, all move between 1,6 and 6,4 %.
