The history of the arrondissement

The 1st arrondissement occupies the historic heart of the right bank, between the place des Terreaux and the pentes de la Croix-Rousse. The place des Terreaux, framed by the city hall and the palais Saint-Pierre, has been its administrative and cultural centre since the Ancien Régime.

The pentes de la Croix-Rousse carry the working-class memory of silk: the tall buildings, designed to house the weaving looms, and the traboules linking the streets bear witness to the activity of the canuts (silk workers) in the 19th century. The district has kept this dense built fabric and its steep relief.

Today the 1st blends nightlife, independent shops, artists' studios and a young, active population. Its central position and its character explain sustained prices, despite a marked correction since 2021.

Who buys in the 1st

The arrondissement draws a young, active clientele, drawn to the atmosphere of the pentes and the immediate proximity of la Presqu'île. Small units, plentiful and sought after by investors and first-time buyers, are particularly liquid here. The relief and the age of the building stock weigh on choices: floor, natural light and the presence of a lift make prices vary noticeably from one building to the next.

The building stock of the pentes de la Croix-Rousse is old and set on a slope: the floor, the natural light and the presence of a lift create significant gaps. Renovated, bright properties sell above the arrondissement average.

Mostly older apartments, from studios to the large volumes of former canut workshops. Unusual layouts with high ceilings are sought after. Recent construction is rare.
