The history of the arrondissement

The 3rd arrondissement stretches along the left bank of the Rhône, around the Préfecture and la Part-Dieu. Long a residential and administrative district, it underwent a major transformation in the 1970s with the development of the Part-Dieu business centre, its station and its towers.

La Part-Dieu has become the second-largest business district in France, built around the station, the shopping centre and a constantly renewing office park. The rest of the arrondissement, from the Préfecture to Montchat, retains a dense residential fabric of older buildings and townhouses.

The 3rd is the most populous arrondissement in Lyon and one of the most active on the market, with a high volume of transactions. Its central position, its accessibility and the diversity of its stock make it a much sought-after area, with prices close to the city average.

Who buys in the 3rd

The arrondissement draws a broad clientele: young professionals and executives working at la Part-Dieu, families settled towards the Préfecture and Montchat, and investors targeting rental demand around the employment and transport hubs. The stock, abundant and varied, ranges from a studio near the station to a townhouse in the east. Sustained demand and the high sales volume make the market more liquid than in the central arrondissements.
