Montaigu occupies the north of Melun, on the plateau, between route de Voisenon and avenue de Meaux. The area was still farmland in the middle of the twentieth century. From the 1960s it received the main collective housing scheme in the town, built to accompany the growth of the county administration.
The district is today one of the seven neighbourhood committees of the town and is the subject of an urban refurbishment programme begun long ago. Its streets, from rue Montaigu to rue Louis-Beaunier by way of rue Pajol and rue Edmond-Michelet, serve a set of slab blocks, tower blocks and more recent developments, on the edge of the town centre to the south.
On the market, Montaigu sits at around 2 849 €/m² for an apartment, on around 16 sales a year. The district median, at 3 051 €/m², is higher than the average, which points to a stretched lower end of the distribution: the most affordable properties in the area pull the average down more than the most expensive pull it up.
Montaigu attracts first-time buyers and investors looking for larger floor areas than in the centre on a contained budget. Demand covers the family apartments of the 1960s developments and the more recent blocks on the southern edge, close to the town centre and its facilities.
