The history of the district

Bois de Neuilly occupies the slope between the centre of Neuilly-Plaisance and the plateau d'Avron. The area is organised around the rue du 8-Mai-1945, the chemin de Meaux, the impasse Watteau, the avenue du Président-Kennedy, the rue Paul-Corlin, the rue de Voize and the eastern part of the rue des Cahouettes. The Jean-Moulin secondary school, the only state secondary school in the municipality, and the Cahouettes, Foch and Léon-Frapié schools are located there. The avenue du Président-Kennedy gives access to the parc des Coteaux d'Avron.

The name is that of a former hamlet which, according to the town hall, was « known for its good air ». The north of the area includes the Renouillères social housing estate, 807 homes built in the 1960s, which has 2 349 inhabitants and has been a priority urban neighbourhood since 1 January 2024. No apartment sale was recorded there from 2021 to 2025: the district price therefore describes the rest of the area.

The buyer profile is that of families drawn by the secondary school and the primary schools, first-time buyers and investors. Two points to examine. The range, from 2 849 to 4 042 €/m², is one of the widest in the town: compare a property with sales in the same residential building. And the district has fallen 9 % over five years, from 3 835 €/m² in 2021 to 3 474 in 2026, before regaining 2,0 % over twelve months.
