The history of the district

Bourran is the Rodez of the twentieth century. On the plateau that extends the town westwards, beyond the valley, the area was laid out from the 1970s onwards to take in what the historic outcrop could no longer absorb: the large public facilities and new housing. The result is a legible district, with wide streets, and nothing of the medieval fabric of the centre.

The Jacques-Puel hospital is its centrepiece. The main site of the Rodez hospital trust, it brings together accident and emergency, medicine, surgery, maternity and paediatrics, with the nursing training institute and the French blood service nearby. The cité administrative, the government office complex, the business school and part of the urban authority services complete this office hub.

The district is recognisable by its street names: rue de Londres, rue d'Athènes, rue de Rome, rue de Bucarest, rue de Berlin. The European capitals gave their names to the streets of a scheme designed in one piece, organised around the avenue Jean-Monnet and the boulevard Paul-Ramadier.

Bourran is the leading market in Rodez on both counts. It is the most expensive, at 2 520 €/m², 20 % above the town-wide average, and the most active, with sixty-four apartment sales a year, around 16 % of the town's market. It gains 12 % over five years and 4,1 % over the last twelve months, a steady rise over both horizons.

Who buys in Bourran

Bourran is the benchmark market in Rodez, and the only district where people clearly buy for the address. Buyers are working households employed locally, hospital staff first among them, along with families who want recent housing with the amenities within walking distance. It is also the most liquid market in the town: sixty-four sales a year, and a property here sells without waiting. The range, from 2 240 to 2 825 €/m², is narrow, which is logical in a district whose buildings are uniform and of the same generation: a valuation by address departs little from the average for the area. Two practical points. Service charges on schemes built between the 1970s and the 1990s deserve close examination, in particular where communal heating and forthcoming facade works are concerned. And the district sits away from the historic centre: you live here by car or by bus, not on foot as far as the cathedral.

Frequently asked questions

The average price in Bourran is 2 520 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 240 to 2 825 €/m² depending on the building, the floor and the condition.

Because it brings together what the rest of the town does not have: a stock of recent housing, wide streets, and above all the large public facilities. The Jacques-Puel hospital, the cité administrative and part of the urban authority services are based here, which creates permanent local demand. At 2 520 €/m², the district is 20 % above the town-wide average and 42 % above Pont-Viel.

Mostly, yes. The area was laid out from the 1970s onwards on the western plateau, and its blocks of flats date for the most part from the last fifty years. That is what explains how uniform its prices are, with a tight range of 2 240 to 2 825 €/m². Before buying, do examine the service charges and the works programme of the older buildings.

It is possible but long, and the relief counts: Bourran sits on a plateau separated from the historic outcrop by a valley. The Agglobus network provides the link, and the car remains the dominant mode in this district, which was designed for it. If life on foot in the old centre is your main criterion, look rather at Centre-ville or Amphithéâtre.
