The history of the district

Combarel is the district that borders the old centre to the south-east, between the avenue Victor-Hugo, the rue Sarrus and the avenue Amans-Rodat. Its fabric is that of a faubourg of the late nineteenth and the twentieth century: town blocks of flats, small apartment buildings, a few town houses, within walking distance of the cathedral.

Its name comes from the Combarel hospital, which occupied the site for more than three centuries before closing in 2006, its activity moving to the Bourran site. In the same year Rodez Agglomération began the redevelopment of the three hectares released in the middle of the town, which also take in a former prison and a parking site.

The scheme is part of the national ÉcoQuartier sustainable-district programme. It provides for around three hundred and forty homes, eighty-five of them social housing, for close to seven hundred new residents, together with business space, public facilities and open space. The quadrangle of the former hospital has itself been converted into housing. It is the main urban renewal scheme carried out in the town over the last twenty years.

The district sits at 2 196 €/m², the second highest price in Rodez and 5 % above the town-wide average. It gains 6 % over five years and 3,8 % over twelve months. Its range, from 1 702 to 2 664 €/m², is the widest in the town: the area mixes older buildings of uneven quality with new homes from the redevelopment, and those two markets sit side by side in the same streets.

Who buys in Combarel

Combarel is the district of Rodez where the average says the least about any given property, and that is the point to remember before buying. Its range, from 1 702 to 2 664 €/m², is the widest of the eleven districts we cover, because the area sets an older faubourg alongside an urban renewal scheme still under way. A new home in the quadrangle and a 1930s apartment in need of refurbishment, two streets apart, do not belong to the same market. Here more than anywhere else, valuing by address changes everything. Buyers come in two kinds, matching the building stock: households who want a new home in the town centre without climbing onto the outcrop, and buyers on a tight budget who find older property to refurbish immediately next to the historic heart. The rise of 6 % over five years is the most modest in Rodez, which follows from that mixed make-up, but the district remains the second most expensive in the town.

Frequently asked questions

The average price in Combarel is 2 196 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 702 to 2 664 €/m² depending on the building, the floor and the condition.

It closed in 2006, after more than three centuries of activity, the hospital moving to the Bourran site. The three hectares released in the middle of the town have since been the subject of a redevelopment scheme led by Rodez Agglomération and registered under the national ÉcoQuartier sustainable-district programme: around three hundred and forty homes, eighty-five of them social housing, along with business space and open space. The quadrangle of the former hospital has itself been converted into housing.

Because the district holds two different markets in the same streets. On one side an older faubourg, from the late nineteenth and the twentieth century, whose condition varies a great deal from one building to the next. On the other, new or refurbished homes from the redevelopment of the former hospital site. The range, from 1 702 to 2 664 €/m², is the widest in Rodez, and a valuation by address is essential here.

Yes, and that is one of its main arguments. The district borders the old centre to the south-east and the cathedral is within walking distance, as is the jardin du Foirail. It is that position, together with the arrival of new homes, that explains why it is the second most expensive district in the town at 2 196 €/m².
