Saint-Éloi occupies the north-east of the centre of Rodez, between the ring boulevard and the descent towards the Aveyron. It is one of the eight official districts of the town, and one of its two community centres is based here, along with the one in Gourgan.
The area contains the old faubourg, that rue du Faubourg which the local Occitan calls 'Lo Barri', and which was the lower entrance to the town before the boulevards replaced the ramparts. It is one of the oldest fabrics in Rodez outside the outcrop itself, with narrow town houses clinging to the slope.
Around it, the district is organised along the rue de Camonil and the rue Carnus, which gave it its official statistical label, and the rue de Montcalm. The building stock mixes nineteenth-century faubourg blocks, post-war flats and a few more recent schemes, in an area immediately adjoining the old centre.
The district sits at 2 022 €/m², 3 % below the town-wide average, with twenty-eight apartment sales a year. It gains 9 % over five years. Its fall of 7,5 % over twelve months applies to that more modest volume and should be read with caution: the five-year trend is clearly positive.
Saint-Éloi is the district of Rodez that offers proximity to the centre at the most affordable price among the central areas. At 2 022 €/m², it is 4 % below Centre-ville and 20 % below Bourran, while adjoining the historic outcrop. Buyers are first-time buyers and buy-to-let investors, in a town where 54,7 % of residents are tenants. The central point to grasp is the nature of the building stock. The district contains the old faubourg, one of the oldest fabrics in the town outside the outcrop, with narrow houses clinging to the slope, and next to it post-war blocks of flats. Those two stocks have neither the same refurbishment potential nor the same cost of works, and the range, from 1 622 to 2 224 €/m², is tighter than that diversity would suggest. A warning about the figures: the fall of 7,5 % over twelve months applies to twenty-eight annual sales, a volume where two or three transactions are enough to shift the average. The rise of 9 % over five years is the figure to keep in mind when reading the direction.
The average price in Saint-Éloi is 2 022 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 622 to 2 224 €/m² depending on the building, the floor and the condition.

The fall of 7,5 % over twelve months applies to twenty-eight annual sales only: at that volume, two or three transactions are enough to shift the average, and it is not a reliable indicator of direction. The five-year trend, a rise of 9 %, rests on a longer horizon and points the other way. What to take from this figure is an amplitude, not a turning point.
It directly adjoins it, separated only by the ring boulevard laid out on the line of the former ramparts. That is what makes it one of the most interesting areas in the town for its position-to-price ratio: 2 022 €/m², 4 % below Centre-ville, for a location a few minutes on foot from the cathedral.
