Lalande occupies the eastern slope of Rodez, between the ring boulevards and the descent towards the meander of the Aveyron. The district is organised along two axes: the avenue de Montpellier, the historic way out of the town to the south-east, and the rue Saint-Cyrice, which climbs back towards the centre.
The name comes from the cité Lalande, a housing scheme built on the hillside in the twentieth century. The rest of the fabric mixes town houses from the late nineteenth century, small post-war blocks of flats and detached housing on the slope. The street names keep a trace of local history: rue de la Comtesse-Cécile, boulevard Denys-Puech, after the sculptor from the Aveyron, rue François-Mahoux.
Below, the côte de Layoule runs down to the parc de Layoule, on the valley floor beside the Aveyron. It is the great walking ground of the town, with its gardens and its lake, but it is not a residential area: buildings are few and the slope is steep. The inhabited district is on the hillside.
Lalande sits at 2 090 €/m², level with the town-wide average, with forty apartment sales a year, the fourth volume in the town. It gains 8 % over five years and holds at 1,5 % over twelve months: it is the steadiest district in Rodez, with no jolt on either horizon.
Lalande is the district of regularity in Rodez. Its price, 2 090 €/m², is that of the town; its rise, 8 % over five years, is the average one; and its movement over twelve months, 1,5 %, is the calmest of the eleven districts. For a buyer, that is the profile of a sound market, with no fashion effect and no slippage. Buyers are households looking for a residential area close to the centre without the constraints of the outcrop, with a view over the valley for well-positioned properties and the parc de Layoule a few minutes away on foot going down. Two points to examine. The slope, first: on a hillside, aspect and access vary a great deal from one address to the next, and that is reflected in the price. Then the condition of the property, on a stock that mixes older town houses and post-war blocks of flats: the range, from 1 718 to 2 424 €/m², covers very different situations.
The average price in Lalande is 2 090 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 718 to 2 424 €/m² depending on the building, the floor and the condition.
It is indeed in the same area, below the district, at the bottom of the meander of the Aveyron. It is the great walking ground of the town, with its gardens and its lake, reached by the côte de Layoule. It is not, however, a residential district: buildings are few and the slope is steep. The inhabited district we cover is on the hillside, around the avenue de Montpellier and the rue Saint-Cyrice.
In market terms, it is the steadiest in Rodez: 2 090 €/m², 8 % over five years, 1,5 % over twelve months, with no jolt on either horizon. In terms of living environment, the area is residential, on a hillside away from the traffic of the centre, with the parc de Layoule below. The avenue de Montpellier, on the other hand, remains a busy way out of the town.
The relief and the condition of the property, more than the street. On a hillside, the aspect, the view over the valley and ease of access vary strongly from one address to the next. To that is added a composite stock, between town houses from the late nineteenth century, post-war blocks of flats and detached housing on the slope. The range, from 1 718 to 2 424 €/m², covers those situations.
