The history of the district

The Sillon is the great seafront of Saint-Malo, a long coastal strip linking the walled old town to the districts of Paramé. Its promenade seawall runs along several kilometres of sandy beach, protected by the famous wooden breakwaters set against the great tides. The boulevard alongside it, from Rochebonne to the old town, was built up in the Belle Époque with the rise of sea bathing.

The district, including the neighbouring Courtoisville area, is made up of seaside blocks and residences lined up facing the sea, with a few period villas set back. The promenade, the beaches and the seawater spa make it one of the most prized places to live in the municipality, lively all year and packed in season. Sea views and direct beach access are the decisive criteria here.

This front-line position facing the sea makes the Sillon the most expensive area of Saint-Malo. Demand, very strong, focuses on apartments with a view and a balcony facing the open sea. Supply, scarce and concentrated on the seafront, keeps prices clearly above the town average.

Who buys in Le Sillon

The Sillon attracts second-home buyers, retired people and investors looking for an apartment with a sea view on the most sought-after seafront in Saint-Malo. Demand focuses on properties facing the beach, with a balcony or a terrace, and on the residences of the seawall and Courtoisville. Scarce front-line supply and sea views sustain the highest prices in the municipality.

Frequently asked questions

The average price in Le Sillon is 6 356 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 4 491 to 7 271 €/m² depending on the building, the floor and the condition.

The Sillon is the great seafront of the municipality, with its beach, its promenade seawall and a direct sea view. Front-line supply is scarce and much in demand, particularly for second homes, which pushes prices to around 6 300 €/m² on average, and more for properties facing the sea.

Mainly apartments in seaside blocks and residences facing the sea, from the studio to the large apartment with a balcony. Properties with a direct sea view and a terrace trade above the district average; Courtoisville, slightly set back, offers somewhat more affordable properties.

Yes. The promenade seawall, the beaches and the shops of the boulevard keep the district lively all year, with heavier footfall in the summer season. That is an advantage for a main home as well as a second home.

The sea view, the floor, the aspect and the condition set the price. An apartment facing the sea with a balcony sits far above a property without a view, set back. The Immover valuation tool draws on the actual sales closest to your address.
