The history of the district

The Victor-Hugo district occupies the south-west of central Torcy, around the rue Victor-Hugo, the rue Jules-Vallès, the rue Charles-Baudelaire and the allée François-Villon. Its literary street names, which also include the square Robert-Desnos and the rue Pablo-Neruda, mark it as an area of the new town.

The town hall attaches it, along with Le Mail and Les Lacs, to one of its four district meeting areas. The statistical label used by INSEE, the French statistics institute, adds the name of Raimu, which no street in the municipality bears.

The district sits at 3 443 €/m², 3 % above the town-wide average, with fifteen apartment sales a year. It falls by 16 % over five years, the steepest decline in Torcy, and by 11 % over twelve months.

Who buys in Victor-Hugo

Victor-Hugo has the second-highest price in Torcy, at 3 443 €/m², but it is also the district falling the most: 16 % over five years. These two facts are not contradictory: the average price in 2021, 4 075 €/m², was high, and the market has moved closer to that of the neighbouring districts. The buyer profile is that of families and first-time buyers looking for an apartment in the new town, within reasonable distance of the station. Two points to examine. The range, from 2 719 to 4 201 €/m², is the widest in the municipality: the district brings together residences of very different quality and periods, and the average price poorly represents any given property. A valuation by address is therefore indispensable. And on this volume, fifteen sales a year, the 11 % fall over twelve months should not be taken for an acceleration: it is the five-year trend that describes the market.

Frequently asked questions

Less than elsewhere. The price range, from 2 719 to 4 201 €/m², is the widest in the municipality, because the district brings together very different residences. A valuation by address is indispensable there.

From the rue Victor-Hugo, which runs through it, and from literary street names shared by the whole area: rue Jules-Vallès, rue Charles-Baudelaire, allée François-Villon. The town hall uses this name for its district meetings.
